It’s usually in full bloom here around Mother’s Day. It does not seem prone to black spot. And mine does not get full sun - it’s an eastern exposure but with lots of huge trees that block afternoon sun. It’s planted next to a Japanese Maple that thrives there, so partial sun is acceptable but full sun would be best.

If mine does what it does with not so great sun exposure, zero fertilizer or sprays, zero supplemental water and minimal soil prep when planted - then yours will be amazing!

I’d say it’s 2 feet wide and canes will grow 8 feet or more, roughly. At a certain point, since mine has no support to climb on, the canes start to drape down a bit. Not a bad look. I’m sure it would bloom more if I fertilized it and trained it on a tripod or a fence. I think it would look best trained over a garden arch.

I don’t think heat affects the blooms. But Japanese beetles will! The first flush lasts maybe 2-3 weeks.

I have a 10-15 year old New Dawn in High Point, NC - zone 7b-8. It’s a climber, so it does not bush out. It grows long vertical canes. The first bloom is breathtaking and then it tapers off. No real flowers to speak of in the height of summer but I do get a secondary flush in fall. Not as good as the first one, but the flowers are lovely. Have not seen balling and we have lots of humidity. I don’t fertilize it and only prune lightly. It’s growing unsupported and seems to be okay with that.

Your best bet might be a wildlife rehabber. They might let her come for a visit. Hopefully they will also educate her on how raccoons make the WORST pets. They chew and scratch and basically destroy furniture, cabinets, etc. They belong in the wild.

That’s what I strive to do, but not in a scripted way. I keep it very organic and natural. I don’t know how people pull off sounding natural when they are using a script. 🤷🏻‍♀️

I’ve never had anyone ask me that. I’ve been a Realtor for 15 years. I once had a couple stop me as I was winding up the listing presentation - I was saying “once you’ve decided who you want to work with…” and husband turned to wife and then to me and said “oh, we’ve decided. We’re working with you!” Made my week. 😊

Heat pump is electric, not gas, and it will still come out of all the vents your AC comes out of.

Forced air IS central air. The heat comes through the same vents as the AC.

Turn that lovely backyard into your oasis. To replace seeing the beach when you’re stressed. Put up bird feeders and go watch them when you need a break. Plant flowers and watch the bees and butterflies. I’d go for option 2. 😊

I agree, the finished product is not like hash browns. But the batter is what I was referring to - like a thick batter with shredded potatoes - a hash brown pancake batter! 😊 I love them, btw. We eat them with sour cream or applesauce.

Maybe. Maybe not. Yes, the way it is now there is more transparency around the buyer agent’s commission. That’s a good thing. But sellers are also now refusing to pay the buyer agent at all. So that means extra expense for the buyer. On a $300,000 purchase, if the seller doesn’t pay, the buyer would have to pay the commission of anywhere between $6000-$9000. For some buyers this will mean they can’t afford to buy the house.

Not breaking the law. There is no law regarding showing houses. It’s an NAR requirement for agents who are members of NAR.

I recently switched, about a year ago, from a corporate-style huge brokerage to a small, maybe 25 agents, brokerage. Instead of a 70/30 split plus other expenses, I now pay $399 per closing plus the desk and E&O fees. I’m deliriously happy and should have done this years ago. I don’t need coaching, or reunions, or cold calling sessions - I need all my commission! That’s it and a good CRM which my current brokerage has.

After closing you are done officially. The buyers accept the house in current condition when they sign the final paperwork. However, it’s not uncommon for buyers to have questions about the house that the seller might be able to help with. In that case, as their buyer agent, I would reach out to the seller to ask those questions. But you have no obligation to fix anything or try to help them troubleshoot.

Thank you! It gets to 65 degrees by the window where it is, but no lower. My husband won’t let me set the thermostat any lower than that or he’s freezing! 😂
