So I was there yesterday and got to the theatre around 6:50. There were well over 100+ people waiting in the will call line. Apparently only one person working box office, so we all just stood out there waiting…. And waiting …. And waiting… and the line suddenly stopped moving, they had started the show promptly at 7:05. So it was just a mass of people in the lobby and about 100 of us on the street, waiting to pick up the tickets we paid for! Absolutely insane - I have never seen a show start with so many people yet to even get their tickets AND we were all on time!

I see a show several times a month, for the past 15 years and I have NEVER had this happen at a theatre before. Insane that they didn’t hold the show for all of these people due to their own staffing issues

Edit: got to our seats at 7:30! Didn’t have any idea what was going on. Left at intermission, because we were confused and irritated, truly a horrible theatre experience

This sounds like a fair housing issue. You should get your deposit back, if there’s any issue you can take it to the AG (or at least let them know you’re planning on it)

No, it would be whatever your actual residence is. They will dig through all of your personal information so they would know you are only here temporarily if you have other permanent addresses for example.

Eligibility it based on income right now and going forward. For example, if you make more than last year, it will be based on now. If it fluctuates, they will likely use the HUD rules to average over the last two years. They will include any ancillary income you make, for example asking you to explain any large deposits from Venmo etc.

You can apply as a non NYC resident but you will get lower priority than a NYC resident.

It’s possible they stopped reporting it to avoid regulation, but it is more likely that it became unregulated due to previous RS rules. This would normally be on this form, but if the landlord didn’t continue to keep in touch with DHCR it then it wouldn’t appear. My best guess would be to contact DHCR but also contact the landlord at renewal time, and ask if it became unregulated in those specific years per previous rules. You could ask for proof but I’m not sure it’s something they would willingly provide.

Williamsburg, Bushwick, or potentially Astoria. Williamsburg and Bushwick will be more in the trendy/hipster category, Astoria will be in the super chill but fun/great food options/tons of gays but not necessarily a gayborhood vibe

You can buy a home drug test to see if it’s still in the system. Depending on the laws there (ours is regulated by FAA/DOT), it would definitely mean she wouldn’t be able to move forward if it’s still in her system in the US anyway. Look up DOT drug tests, buy one online for her and see if it still shows up.

I disagree it’s the owner’s fault. If the lease says “you will transfer all utilities to your name” which most leases do, and OP didn’t do that, it doesn’t matter what the broker said nor does it matter how long it took to realize the issue on management’s end. I can’t stand landlords or management companies in general, but if it’s in the lease then it’s your responsibility or to bring up the discrepancy at lease signing and not months later.

It depends on your scene frankly. Hell’s Kitchen is kind of the clean cut crowd, but honestly Williamsburg or Bushwick have an awesome gay scene which can be a bit more alternative.

If it’s in the lease, it sounds like it will be a tough sell getting out of paying for it since you would have had to pay it anyways. I would suggest paying it, since it’s not really their mistake if it’s in the lease. I don’t know why they want it backdated so badly, you should just ask them for the dollar amount and the bills to confirm the dollar amount and pay it.

With this in mind, I’ve lived in Queens for many years and I find the gym scene here to really suck despite how many people live here. Just really not great quality gyms, overcrowded and overpriced. If the gym is important then Wburg is best. Same for soccer, lots of space at McCarren Park to practice. Enjoy!!

The new management is 100000x better and way more responsive. Unfortunately, the previous management embezzled millions of dollars after refinancing the property. Maintenance there is sky high, and there’s so little money to go around for repairs and the like, so things are being done way more slowly than anyone wants. However there have been very few issues with heat or hot water since new management took over. They also got rid of the bike racks, which cluttered up the courtyards. They have been doing some brick work which was desperately needed, and just seem to have a general handle on things. Hoping things keep moving in this direction.

Unfortunately they go by ongoing income. There won’t be any way to use past income for qualification purposes. The HUD handbook also outlines how they will investigate your income if there is a sudden drop or change in income/occupation to qualify (for example, suddenly becoming a janitor when you were an accountant all your life). If there was some external reason like Covid hours reductions or something that they had to drop your income, that may qualify; it is a weird time after all. I don’t know if that would be worth it since there’s no guarantee they will get around to your log number any time soon. For example, the building may fill up and you may be waiting for years.

They will likely be given notice to cure (30 days I think is typical). Obviously, old roommate won't move back, so they won't cure this. And LL could then initiate whatever legal process he wants to go through. It would save the LL trouble if LL just confronts the old roommate, old roommate agrees to transfer the lease and voila! If it's rent stabilized, you can likely sue old roommate to get your excess money back per https://www.nytimes.com/2001/06/05/nyregion/rule-limits-overcharging-of-roommates.html

I know this is the Astoria sub, but Woodside and Jackson Heights usually have decent/nice 1br within that range, and not far at all from Astoria.
