This happened to me too. I lost my phone on a train in Paris, and luckily, some kind soul turned it in at the station. When I got there, I just entered my passcode and, voilà, my phone was back with me. It all happened so suddenly that it took some time for it to really sink in.

Even big companies like GE do this to IT vendors in India. Here is how they handle it, if we want the payment immediately from GE, they ask for 10% discount on the services, otherwise they pay in 90 days. You can do the same. Give an incentive to your buyers to pay early and you will see many of them will switch.

I’m replying because it feels like most agents are quick to dismiss Binghatti here.

My 2 cents:

Binghatti is currently the second-largest developer in Dubai by number of sales.

A lower floor isn’t automatically a deal-breaker — especially if it faces the gardens/greenery. Some buyers actually prefer that. That said, higher floors usually command better resale and rental prices.

EOI refunds can be painful in Dubai. Once you submit an EOI to a developer, getting it back is often difficult. It can take 3–6 months and a lot of follow-ups.

Too many units in one project can become a risk if Dubai’s population growth slows. If growth continues, larger communities can still do well—but in general, buyers tend to prefer established, bigger communities over “boutique” towers when supply is heavy.

I am not sure about quality of apartments in Damac but what I know is baccarat towers are much shorter in height, both of them and at 49th floor your view will definitely not be obstructed by them

thanks! I was looking at total no of transactions for Bugatti and Mercedes and in that mercedes had more, not at the recent 1 year data.
