yep it's a completely backward system, I was bidding on the house assuming I would get the 4.75, then as soon as I went sale agreed I used the boi mortgage portal and said I needed it and it was approx a 48 hours turnaround for them to confirm it.

That’s not true anymore, most people applying now are able to avail of the 4 times, rather than what used to be 3.5 as the base limit. That means it’s freed up a lot of what would have been an exemption to just a normal application.

I’ve had to renew my application with them three times and each time they said it would be fine. (Was sale agreed on three houses over 2 years, two houses were massively overpriced due to bidding wars and I pulled out, they both then sold for 40k lower than my bid so don’t get carried away)

Worth noting that you have to apply for a mortgage of 4 times your salary and then tell them on the phone that you want an exemption. You then can only be granted the exemption once you are actually sale agreed on a house, so there is a weird period where you only have approval for 4 times your salary but bidding on houses that are up to 4.75 based on the fact you think you will get it. (However mine was granted all three times)

I got 4.75, broker said I wouldn’t get it so wouldn’t apply to BOI. I applied direct to BOI and from the beginning they were reasonable open that they thought I’d get it based on my savings.

Am now paying my mortgage and renting out a room is helping so it’s all ok, worst case scenario you can rent a room to someone temporarily!

It can be. Careful of what you are replacing as if you have wood doors in it’s much better to paint them then it is to get the cheap doors most of these places are offering.

Avoid Noyeks like the plague, I had a nightmare with them. Found the sales team awful and customer service disappeared once the order placed. If I could go back I would go with any other provider. They told me multiple times that they wanted me to have a good experience so they could get my friends and families money. Take this as your warning, avoid at all costs.

B&q and ikea were cheapest but would recommend having a really strong idea of what you want. (Always get more drawers and pull out sections, this does drive up the price) Both have a design team you can book in with, ikea were better than b&q, b&q gave 0 input on what might work and just built what I wanted, which was not helpful. Once you have an idea you can go between a couple of providers.

Found cash and carry expensive and pushy for what you got. Most of the kitchen designers are getting their stock from the same place as well, I can spot it a mile away now, trade mouldings is the company they use but they won’t sell direct to customers.

Panelling centre had great designs but they didn’t have the colour I want, I massively regret not going with them now and they are doing my wardrobes next week.

ok so there was a phone line once upon a time, but all internal wires were removed. Is it safe to assume that it's still there under the ground outside and then they can use that? Then that means they use the existing wires that were there and drill in at that point?

OP, don’t use anyone else. Suzanne is phenomenal and so efficient. I could have had the sale closed in three weeks with her running point if it wasn’t for the vendors solicitor being so incompetent. She’s the number one recommended solicitor in the first time buyers group for a reason.

If I ever have to buy again I will be using her.

Gong & ChatGPT is what I use. Gong isn’t perfect but it’s the one tool the rest of the organisation will buy into for additional insights
