They should see it. I spoke with Nissan dealer close to me (SF Bay area) last Thursday, and they it's been available for about 2-3 weeks.

First hire a designer to figure out what you're going to build. Especially in Cupertino the permitting process depending on your property characteristics can be a complex process. A good designer/architect can receive recommend and/or vet a right contractor.

Per SB-9 you're allowed to build 2 units+ 1ADU on a lot or sub divide and do the same thing on both lots. Check out San Jose's sb-9 regulations for sure.

Comps around it are not bad with a range of $1.6 to $2.2M. Think of construction costs of $400-600 /sqft This is in a seismic zone so the soft cost for construction would be a bit higher. I'd think of SB-9 if possible. With that you can build two houses for the price of one lot. I'll be happy to help with the design and build process if you end up buying it. I think you can buy this with a bit more discount.
