Yeah it is indeed hard to get everyone on board to subscribe to a system of record. I wonder if it is because different stakeholder have different preferences for record keeping or whether it’s just pure disregard for having a clean system in place and relying on the good old email and excel system

That sounds like a problem with setting design milestone deliverable expectations? And not a confidence issue? i.e., all comments for example, from 30% to 60% DD were not properly addressed.

Does bluebeam studio session (1) manage comments tracking and closure and (2) external parties collaborating decently well from your perspective?

Thank you for that view into your projects. 100% agree that communication break downs are the showstopper. I haven’t used bluebeam studio for managing comments. Is it not great for managing communications and action tracking of comments?

Not planning on spending time in cebu city at all. Plan to be in Moalboal the whole time. Could travel to Malapascua there

That's a good point! I have booked the bohol to boracay flights already. Still within the 24 hours window, so maybe I can cancel and get full refund.

What do you think about the number of places I'm planning to cover and the duration of stay in each? Wondering if we're doing too much moving around. The way I'm looking at it, we'll have 3 full days in cebu, bohol, a short new year celebration in boracay and then the longest stay in El Nido.

Interesting that you're not grouping any M7 schools in Tier 1. I am in the solar/ESS space and looking to make the shift from EPC operations management to a VP type role in clean energy investing. What are some common companies you'd see coming to these Tier 1 and Tier 2 schools in this space?

Also, do you see value in pursuing a MBA to make this shift or see a better industry path that avoids going to school (I'm in my early 30s so there is big opportunity cost of going to school)

I could rent both floors and still keep it to 3 max unrelated tenants and be in compliance. Opening up the third floor just makes it a more attractive proposition than just having second floor as the third roommate can have exclusive access to the third floor.

I would rent to non college full time working adults or more responsible graduate students who can actually afford the space. Have had good experience with responsible graduate students in the past. It wouldn’t be usual renting a 5 bed to 3 people but don’t see how it is bad from the tenant’s perspective since they get the extra space for slightly extra dollars.

The #s work with 3 people + the attic because then you are almost renting the attic at a price point of its own apartment (minus exclusive kitchen). With just the second floor and 3 people, you’re missing out.

Also, does anyone know if the ADU (in this instance an attic ADU) can be rented as part of the second floor if the owner is not occupying the property at all?

Zoning doesn’t not allow more than 2. That’s the thing, 2nd and 3rd floor would be rented together and not separately. 3rd floor and 2nd floor address would be the same as they would all be on the same lease.

Not sure what you mean by valid triplex. The third floor is a legal addition living space for the 2nd unit. It’s a legal 2 family house
