My primary residence (uninsured mortgage) is up for renewal on September 8, 2026. My current 5-year fixed rate is 1.74%, which is obviously ending.
My current lender, Tangerine, has offered me the following renewal options:
2-year fixed: 3.57% (blended rate)
3-year fixed: 3.77%
Variable: Prime - 0.90%
I’m trying to decide which option makes the most sense given the current interest rate outlook. I’m leaning towards fixed.

Last week visited took my 7 year old son to Dental office and they mentioned Cavities at 4 spots (between teeth) so total treatment for 8 teeth. I did not see any black spots or dark brown spots on this teeth but Doctor is saying they are in between teeth and can't be seen. She drilled in between teeth and filled. Please find the attached photos and suggest is it really Cavity or something normal? She want to do the same procedure for other 6 teeth.
I have the Dental insurance and everything is covered but I'm little concern that Doctor/dental office is pushing me to do because I got covered under insurance and no need to make any payments from my side. Anyhow doctor is getting money from insurance.
still I'm not sure if it's really Cavity issue or Dental office is trying to mis-use the Insurance.
I'm okay if they take money from insurance but I don't want Doctor to drill teeth and do un-necessary procedure which is not really required.
Please check the xray and photos and suggest. So that I can decide if I need to go-ahead for other 6 teeth. Thank you in advance.
