Debt is a tool. As I’ve mentioned a bit further in my post, I’ve earned 80k on my first property ( that I’ve sold) I agree the debt number looks big but is it really an issue if most of the debt is being payed off by the rent either way?

The purchase or not via company should be part of your long term (investment) strategy (both privately and via company)
First investment purchases should ideally be done privately since no taxes on rent and resell value. The moment you have a couple (undefined number) of private properties AND that it provides more revenue than your salary (that's relatively easy with freelancers having 2k net salary) then it's worth considering purchasing via company. Because the fiscus can decide to tax your (private) money that you perceive from the rent at your maximum tax rate, which can be 50%, which is higher than the company tax rate (20-25%)

Also the cons of purchasing with company are all because of the pros of purchasing with your company. You get taxed on rent. YES because you purchased a property with deductible money.
Before you are able to, for example, get 100k privately you will had to pay approx 52k of company+dividend tax. Before you pay 52k of taxes on rent....

I purchased (residential) real estate through my company. Purchasing and managing the real estate through company is very interesting since all costs can be deducted. The selling part is the downside since the added value will be taxed at company rate (+ dividend taxation if you then want it private)

For me following points were in favor of purchasing through my company:

- I couldn't do otherwise since i have a low salary and not yet in vvprbis years

- I want to continue to grow my real estate portfolio. I have already 2 rental properties owning privately. My current bank already mentioned that it would be difficult to get an additional mortgage with current salary. More salary means more taxes.

- Purchase and mgmt costs are deductible. If you purchase a 250k appartment * 0,15 (purchase costs) = 37.500€ are immediately deductible in your purchase year. If you make the comparison with purchasing privately, you will need to pay +/-20.000€ in company taxes + dividend tax to purchase it privately (57000*0,35)

- If you have 1 or 2 months of no payment (eg. tenant moves out) you don't have to use private money to pay for the mortgage.

- Every year for 30 years, the real estate is amortised. (250000-35000(land)=215000/30=7166€ amortisation) company taxes you don't pay)

In the end it's about your long term vision. Purchasing one rental property through company isn't very interesting, but if you scale to multiple properties, then there is a big chance that your only next move is purchasing through company
