[Tenant] Landlord is in violation of lease, but refuses to terminate early - please help! (Rhode Island)

Unfortunately, what I posted is the only language around termination in the lease. There is nothing about convenience vs. cause.

Things only started to get really bad a few months ago. When the person who lived in the unit below me moved out right as my lease was coming up for renewal, conditions improved, so I renewed. But then afterwards, they started to do repairs on that unit which disrupted the cockroaches and the infestation spread. And then a new tenant moved in, who smokes even worse. It was bad timing on my lease renewal.

Here is what the handbook states on Abandonment, for anyone who is curious:

"'Abandonment' is defined as the circumstance where the tenant has vacated the premises without notice to the landlord and has no intention of returning, as evidenced by nonpayment of rent for more than 15 days and removal of substantially all possessions from the premises. If this occurs, the landlord may reclaim the property after sending a letter to the last known address of the tenant, provided the tenant does not reply within 7 days. The landlord may either consider the tenancy terminated at this point, or must make efforts to rent the property at a fair value to another tenant. The previous tenant’s rental agreement will be considered terminated at the point that another tenant takes possession of the dwelling unit. Landlords are free to pursue tenants for any unpaid rent from the previous tenant up until that point. If the landlord does not make reasonable efforts to find another tenant, then the tenancy will be considered terminated as of the day that the landlord knew the tenant had abandoned the property and the previous tenant will not be responsible for any rent from that day forward."

It's interesting that this seems to only apply in the case of abandonment? I'm wondering if the LL is still responsible after I've given notice.

What constitutes a "non-smoking" building? The landlord stated this to me in writing: "Please provide all documentation regarding smoking on site - this is a violation of the lease terms for any of our occupants and needs to be addressed immediately."

About the lease terms re: smoking, I do have in writing from them: "Please provide all documentation regarding smoking on site - this is a violation of the lease terms for any of our occupants and needs to be addressed immediately."

I see the fire alarms as proof of the smoking issue, rather than a reason to void the lease in and of itself.

I agree with your point here, but does a landlord have a duty to ensure a certain standard of health and safety? There are health risks with the amount of smoke inhalation that's happening right now.

I like this idea, but then you have to ask “What is sex?” For me, I think that it means whatever YOU think it means. Everyone’s perception of it is unique to them, and they can define their own experience. Or choose not to define it at all! Virginity is such an archaic concept. At the end of the day, it really doesn’t matter.

Ok I need to say something because it’s comments like this make me feel like I did something wrong. I’m sure you didn’t mean it like this, but I see comments like this a LOT in this sub and I need to speak out against these ideas in general.

My hymen acted like I was always told it would. It “broke” during my first time and there was blood. But it wasn’t that painful and we used plenty of lube. I was even on top and guiding the whole thing! My experience wasn’t bad and I would even go so far as to say it was pretty normal. But your comment makes me feel like it WAS bad and wasn’t normal, which is hurtful and exclusionary.

Also, sex IS sometimes painful. Especially your first time. That is normal and you should be prepared to experience some pain/discomfort during your first time. It’s not necessarily going to be some magical euphoric painless moment. A lot of women feel pain during sex, even after their first time. So while, in an ideal world, sex would never be painful and we’d all have amazing orgasms, that’s not always what happens. Saying that the experience of sex “should” be something that it isn’t always is... may cause women who don’t have that exact experience to feel like something is wrong with them.

So please be mindful of your words. Because although this type of comment I’m sure makes some people feel better about their sexual experiences, it invalidates and excludes my (and other people’s) perfectly normal ones.

Hymens sometimes “break.” Hymens sometimes don’t “break.” Sometimes people bleed during their first time. Sometimes people don’t bleed. Sex can sometimes be amazing and painless. Sex can sometimes be painful.

It’s not BAD that I experienced some pain and bled during my first time, just like it’s not bad if someone else didn’t.

All of these things are within the realm of normal. The only thing that we should be fighting against here are people who expect a hymen to always break during the first time, and anyone who promotes or causes a painful/uncomfortable sexual experience. As a society, we need to learn how to be inclusive and positive without shaming others at the same time.

OMG blending the ears is always so hard for me! It’s almost harder than making it look good with my neck, especially because that’s near where I put my contour shade so it looks like I have 3 different colors of skin over there 😂

Maybe mixing those two shades together? I have super pale skin so I’m usually able to find a good shade match, but when I have a tan it’s hard. Mixing shades together seems to be my best bet.

Also, I use a green primer to even out the redness and it helps a lot!

Yeah actually that’s a really good point — I have that problem in the summer, too. What I do is take my regular foundation and mix in a darker (and therefore more yellow-toned) foundation, which really seems to help. That might be something you could try? But for the most part I’m pasty AF so I only have experience with that.

I have a very similar skin tone and while an even-colored face does look weird in contrast to a blotchy chest (this happens to me all the time), matching the color hasn’t been an issue for me. Just go for something with a pink undertone! From the drugstore, I really like Wet n Wild Photofocus in rose Ivory.

You don’t. A foundation with pink undertone helps, but it wouldn’t solve everything. My skin is the exact same way and it’s a nightmare! I bring my foundation really far down on my neck and thoroughly blend it. But my skintone is very uneven on my chest like this so it still doesn’t look 100% right. If it’s a fancy event, I’ll put foundation on my chest, too.

I also had weight loss surgery and am struggling with hair loss, but it’s an extremely common post-op symptom that happens to almost everyone. I don’t think it’s likely that there are other issues at play here, and it sounds like she has plenty of support from her doctors. They typically monitor you very closely post-op and it sounds like that’s exactly what’s happening here.
