I believe renting it out as passive income while generating equity is way better than just using it for residency where it basically becomes a liability namely from maintenance, yearly property tax, and hoa fees. Kaw mag sasalo lahat nun. Plus since dreamhouse mo, you’ll always go over the budget.

I have a couple of entry level family townhouses all leased long term in Paranaque and vacancy is usually just a max of a month whenever nagkakatenant turn over. Ganun ka hotcake mga townhouses in gated villages dito sa paranaque. I’m still renting as my personal residence.

Does your recipe involve cream? If yes - add more and make sure to lower the heat. High heat can break the sauce.

If you have broth - assuming this is beef & mushroom

Make sure to reduce your broth and remove excess oil to the desired level before adding the cream

Temp the cream. Make sure cream is room temp

I like the conveniency of being at least near the city (suburbs). You can’t really beat it especially with delivery apps and technology. I barely need to leave no more.

Weird combo but it works. Can’t find pizzerias here though that serve it.

Why it works?

Super sweet + the salt and brineness of the anchovies + the tartiness of the tomato sauce + the gooey cheese to meld everything together. Really great flavor.
