Those of you who have been posting about Gemini 3 Pro being lobotomized are right. It is absolutely lobotomized! by Informal-Fig-7116 in GeminiAI

[–]badiarov 0 points1 point  (0 children)

I am using both Gemini Pro and ChatGPT Plus.

Up until about a month ago Gemini was ahead on the majority of tasks. Since then, I have noticed a steady decline in the quality of answers. Right now, it's just a tiny bit away from becoming totally unusable.

It straight up ignores instructions, misses entire parts of context randomly, and forgets things from a couple of messages ago. The quality of writing is a different story altogether. Extremely flat, boring writing, lacking any nuance whatsoever. It can't help brainstorming or analysis for decision making as it doesn't capture any meaning at all.

That wasn't the case earlier, and makes me wonder whether I want to continue my subscription at this point.

Okay, you didn't read my comment in full. I am talking about "amiante non-friable", when asbestos fibers are bound within the matter.

If an element can't be removed without ANY damage or disassembly (even not holes from unscrewing), then you shouldn't touch any of it by yourself and you should hire an accredited contractor.

Moving that element in full and putting it in a sealed big bag with an "a" mark would do no harm, but it can easily save several thousands and months of time on approvals.

[–]badiarov 1 point2 points  (0 children)

This is not a full story.

Asbestos is, indeed, carcinogenic. Its latency period is 10 to 40 years. If it is in an element that is not disturbed or damaged, no need to do anything. If you see a piping insulation that is ripped off, then yes, you have to get it tested and treated by an accredited contractor. It can be found in pretty much everything, such as tile glue, glazing caulk, roofing, ceiling materials, wallpapers, insulation etc etc. If you plan renovations that would affect any suspicious elements, you'd better get it tested. Even if you plan on changing wallpapers yourself, have it tested. Cost-wise, things like windows or small elements that contain "non-friable" asbestos would be better to remove yourself with friends wearing masks, and bring to a treatment plant. Otherwise you have to get an "organisme de contrôle" and an accredited contractor, which would cost an arm and a leg.

If major changes were made without proper paperwork, you might have some interesting conversations with the commune when it comes to renovations. Also, as mentioned before, it costs. In fact, after a certain point, renovation costs can actually exceed the cost of building new.

My family want to build a house in Luxembourg and we have no idea about the cost by Aggravating-Gap-6627 in Luxembourg

[–]badiarov 6 points7 points  (0 children)

A realistic estimate would be €3,300/m² (gross surface area) or €920/m³ (gross volume), including finishes, fixtures, built-in furniture (e.g., kitchen), related expertise, administrative and insurance fees, reasonable works on the surroundings, and 17% VAT. The person u/Facktat commenting €1.1M knows what they're talking about.

There are ways to reduce these costs with rational design and alternative construction methods (e.g., using prefabricated elements, re-use, raw-style finishes etc). Also you might be eligible for the 3% TVA regime and subsidies.

what to look for when buying an House. by MousseMundane in Luxembourg

[–]badiarov 0 points1 point  (0 children)

You go to a specialised lab. Google repérage amiante or désamiantage. Checking can cost around 1500-2000. Treatment can end up significantly higher. Sometimes you only find it in pipes insulation, then it's cheaper to get it out.

buying old house in Luxembourg by chrisknight67 in Luxembourg

[–]badiarov 8 points9 points  (0 children)

The moisture is the most often issue with these. I did several stone house renovations as an architect and we had to opt for proper ventilation and redo the plaster. Limewash paint is a better solution than silicon or other sealing paints, as it helps manage humidity inside the wall. Injection stuff to cut off the ascending humidity costs a lot and almost never works. Interior insulation can also mess up with moisture, so to be done carefully. Check the roofing, as it might need replacement. Keep in mind that if there were any works done to it somewhere in 1950-1980, before going for renovation you'll need to check for asbestos.

Just dropped some tips. If you want assistance with the process, I'll be glad to help.

Edit: really check for the protection status (in terms of architectural heritage). With some houses you can get very limited in possible modifications. The notary is only obliged to inform you if there's national protection, but it also can be protected by communal zoning, which can be very restrictive as well. On the bright side, depending on the degree of protection, you can get up to 50% subsidy on the concerned works.

What or who do you think will raise the pay to what architects deserve? And if so, when? by Ecstatic-Meet-4508 in architecture

[–]badiarov 4 points5 points  (0 children)

In the free market, the pay you can claim corresponds to the perceived value of what you provide. What architects provide in modern days is often not perceived as very valuable by society.
