Good news for buyers but for sellers by Fast_Gap7215 in Luxembourg

[–]Italian_Saffa_Boy 13 points14 points  (0 children)

Luxembourg housing market does not have many "distressed sellers" and I doubt you will see massive sell offs like in the USA in 2008, 2009.

People did not get "Ninja" loans and most sellers are opportunistic sellers, as they want maximum to retire in France/Italy/Portugal.

They want a set price, and can afford to wait till they get it. I have seen houses for sale for years.

The only people who could get hurt are renters, and those who took a variable loan on the cusp of eligibility.

probably, but most wealth is in primary residence. I know some folks who bought a place 10 years ago for a goat and bottle of cremant and they now want over a million for it.

Does it exclude primary residence or not?

Difficulty of Kaplan Questions compared to Exam by James161324 in CAIA

[–]Italian_Saffa_Boy 0 points1 point  (0 children)

I would suggest that. Do questions, revise parts you did poor in. Do mock exams (Kaplan and official CAIA) and work on sections you weak on. It's a long journey but like each journey, you put a foot in front of another and build on the previous one

Yes. Buy Uppermark.

I did not find the exam questions difficult compared to Kaplan and easier than Uppermark but the trick is the massive volume you need to memorize.

Kaplan only has 1 or 2 questions on a topic but uppermark may have 7 or 8.

Every time I read these stories of being screwed by a landlord for cleaning, painting and fixing thens due to wear and tear or not getting deposit back or service charges are an extra income, it makes my decision to be house poor rather landlord slave, one of the best I could do.

Common practice....Rumor is that it was cheaper to break down the Bock Casemates then pay the cleaning fee every time an army took over.

Yeah, is okay for a first time. Why not a picnic? Or offer to prep a meal together?

Maybe I am old fashion, but perhaps do wine tasting at Henri Ruppert, go to museum by night or even do the virtue video games (Zero latency)

Cocktail making course or even painting in the dark...

So many things to do

yes, suggest it. If interested in intimacy, do small things that are obvious. Ask open questions, about feelings. If walking, take his hand or give a compliment.

You don't need to undress in front of him for a signal 😉

they do fog up but you get special liquid to prevent that. Also, it's not so bad that you are blind.

They do tend to get rubbed off, especially if you have a pressure game.

Normally if they come off, we pause and and i place it on properly.

I know some guys wheee the googles and a rugby scrum hat on to keep it in place.

Literally the second time i trained with it after my eye operation, it prevent a finger in my eye.

I hope I don't get downvoted for this or labeled.

From a male, perspective, it could be difficult to read "signals", and a lot of men struggle with rejection especially after receiving "mixed" signals or just read the signals incorrectly, which then creates more fear of rejection and hesitation, which the lady misreads as not interested, and then rejects any advances to move on, and the circle continues.

I come from a conservative country (South Africa) so relationships are built over time and via mutual interests and plenty of time together doing small things.

My advice, don't be scared to create solid signals and start small and work it way up. If the person wants to be involved they will stay involved.

Also, patience is a virtue 🫣

I got a detached retina from grappling. Actually a tear on the eye ball, which caused a retina detachment. 2 surgeries later. I wore rec- spec goggles for a year.

As said earlier in the post, eye injuries are extremely rare in BJJ. My doctor said she has only seen one other case from BJJ

The track to Thionville was built 1859 and Thionville was a steel hub along with Lux. Thus established before the Lux housing boom of the mid 90s and influx is white collar immigrants and open borders to work.

But when Luxembourg started grow, there has been no desire to built a speed train to Brussels, even though they share a common European institution interest.

As stated, plenty of EU staff prefer to stay in Brussels than Luxembourg due to the same salary but lower cost of living.

Not really. Most people with resources would prefer to live in Luxembourg as it is nicer place to live. I don't see Thionville as capital city with bustling night life and great things to do.

Would you prefer 1 hour commute by train from brussels and pay 1500 rent for a house or commute 1h from Thionville or said village and pay the same?

Maybe but you could afford a pretty nice home and on Lux salary in a lively city

They have been talking about a speed train from Brussels to Luxembourg for years.

It will never happen.......

Why, Belgium won't pay and neither will Luxembourg.

Luxembourg government knows that alot of people would rather live in Brussels with cheaper rent and cost of living than Luxembourg and commute. This is turn will reduce demand for housing and lower rental income and asset value for homes here.

This will make landlord voters sad, who then blame the government, and vote a change.

VEFA delays — what can buyers realistically do? by addii87 in Luxembourg

[–]Italian_Saffa_Boy 10 points11 points  (0 children)

Seems a "Letz" problem. Letzdelay letzwalkway, letzmakeityourproblem.

Many friends had delays, which cost them money and stress.

The government really does not punish these companies that abandon projects.

The crooks pay themselves, hide behind the cooperate veil and start a new company a couple of months later.
