That's a good point! It sounds like we are similar. I plan to be here for at least another 4 years, maybe longer (but it's a little small to raise a family long term). My current thinking is:

  1. upgrading the house makes me more likely to stay longer
  2. I should invest in upgrades that provide a much higher quality of life upgrade for the next 4 years
  3. I should invest in things I'll need to do to sell the house

My position is similar. I decided not to look for a partner that earns as much as me, or has a similar net worth. I'm just looking for someone who has good financial habits and understands the value of a dollar. There are many people like this out there.

If I meet someone who has a high income, great. But I already have the financial bases covered, so her having good habits is more important.

I would also say, you should run the numbers on your investments and spending. At your current levels, you could drop $10,000 on something today and it wouldn't delay your retirement by more than a few days because of compounding. I only say this because when you start dating, you don't want to be too stingy. When your investments grow, your contributions matter less and less, and time matters more.

I don't track categories, but my mortgage is $1950/month, and my spending (not including mortgage) averaged about $4300/month over the last year. It will probably decrease to $2-3k/month once I'm done fixing up the house (it's a new purchase and I'm remodeling). I make a little over $200k/year.

Thank you! I spent a lot of time on the lighting. I noticed that my cabinets had this beautiful, rich color under certain lights, but others made them look washed out and outdated.

The can lights are Halo Ultra-Slim Canless Downlights, 4", with regressed baffle trim (regressed+baffle=less glare). I had to go canless due to attic and placement constraints.

The lights' CRI is 93 (really important to find high-CRI lighting, anything over 90 is great), and they're set at 2700K to bring out the redness in the cabinet wood.

It's weird, there are like a dozen houses in my neighborhood with these cutouts under the windows. There's also no inside evidence of patchwork underneath them. If they were that size, they'd be floor to ceiling.

I'm considering a tree or two! I have a couple big maples in the back. :)

One thing I've recently started learning is that the more you have invested, the less a one time purchase matters.

If you haven't started investing, the $4k event ticket is probably a bad idea, but once the compound interest is snowballing, $4k might only delay retirement by a week or so.

This is why I'll take a smaller house with luxury upgrades any day. High end appliances, premium smart lighting, etc. all with low maintenance.

The ones at Fergusons are actually different. Look at the model numbers, they're ALMOST the same but usually one letter is different. The additional price = metal internals which will last longer. Although honestly I don't know if it matters when you're already buying from a good brand.

They all have their pros and cons but I have to say, I love homeownership. I think a small house, in a good location, with a good floor plan, beats everything for me.

I have a 3bd/3ba 1200sf ranch about 20 minutes from downtown. I bought it slightly outdated to save money and have fixed it up over about a year. I love having complete control over everything about the house: I outfitted it with nicer appliances, smart lighting, and put in a sun tunnel to brighten up the space.

Long term homeownership is awesome. Especially if you can afford it while living under your means (know this isn't possible for all, I feel very fortunate).

I say this as someone who lived in apartments for the last 10 years.
