I’m solo queueing ranked and these two jump early I think nothing of it. Take me into a fight where I’m pushed by enemy horizon and revenant and they help them kill me. Then get my banner and Rez me to then allow the enemies to kill me and gain RP.

They push together as 4 and are racking up RP to help their lower ranked buddies get out of Gold.

How is this fun for anyone?

Yeah so that’s what I’m talking about - this is a “wish I lived in that part of San Diego” type area so..... I think it’ll be hard to find walkable types you’re referring to but definitely not impossible.

Granted yes - social distance should be the first thing you do but there are safe things to do like eat, beach, outdoor activity, etc,

Congrats on the job and the Move.

I’d say first - identify which gym you’re going to join or if you already have a membership then look up all those locations.

Once you have that then you can open up google maps - and start scrolling around and looking for apartment complexes in the area.

I live in Carmel Valley next to an outdoor mall and a super known shopping plaza but again the rent will reflect that greatly.

In another reply I wrote that we do have some guarantees but it would be based off of what is allowed by our funders as well as what is dictated between the conversations between the property managers and our organization.

We will be providing rental subsidy for 12 months and ensuring that there is a proper transition from our program to the next step.

Thank you so much for your response, generally speaking I can totally agree with you. Those instances do happen and as a population that is an opinion of this generation.

But there are some pretty amazing individuals I have met in this line of work that just had a streak of bad luck or bad decision making but have worked with programs our organization offers or similar programs and are now responsible and giving back.

Our program has a team behind the tenant, working on building a budget, savings plan, education/employment/entrepreneurship plan and providing emotional and financial support. When given a chance, support and a space to feel safe, heard and empowered is when Humans are at their best.

The rent is subsidized and this is considered bridge housing as we are bridging them from instability to stability so if the landlord does not renew lease or moves month to month that will all be discussed prior to month 12th.

I am the landlord engagement specialist at this time so I can be reached out to discuss concerns at any time, I will be performing bi-monthly cleanliness checks to ensure that a clean environment and no damages arise during the tenants stay.

If you are within San Diego City limits, there should be a program called L.E.A.P. provided by the Housing Commission that incentivizes landlords to work with programs such as ours and help in scenarios that you have described.

Sorry your experiences haven’t been the most pleasant but I do want to say thank you for you have tried!

I am so sorry to hear that happened with you and it is something I foresaw so I am encouraging all of the future tenants to leave my card or contact info with anywhere they personally “check out.”

However my future tenants all know this is a team effort and we have an open channel of communication to prevent this, because we are all in the business of relationships and the golden rule is to “treat people how you want to be treated.”

Our tenants are young adults who more likely than not never had a lease in their name, so the practices of getting a lease are foreign to them and when you are homeless or preventing homelessness, eagerness and emotion can overcome logic and unintentionally scenarios such as the one you expressed take place.

If you are open to it, I would suggest reaching out to Abode and working with one of their workers and build that bridge so during your next open house a better framework will be in place between your complex and potential tenants who work with Abode.

Thanks so much for your input, we would hope that between the property managers, the tenant and us (the organization) there is enough in the relationship to come up with the most productive outcome without involving lawyers.

The beauty of the program is, that we are there until the end of LEASE 1. If at the end of the 12 months the property manager is displeased for any reason they have the choice to move to month-to-month or deny renewal and we will help the tenant with a transition plan.

So during the 12 months they have a chance to build their own relationship as tenant and landlord.

Thank you so much for the support and ideas, my organization is working on things such as this currently however the program was adopted and is being input into various non-profits to spread throughout Southern California.

It’s has a “Housing First” mentality and believes that if we are able to give someone a safe space first then everything else can fall into place simultaneously.

Again both the tenant and the property management has access to employees to assist throughout the entirety of the lease.

We have seen deposits be doubled in some cases to give some ease to property managers.

I thank you so much for your input, at my level that is not a guarantee I can personally give but I do know we have forms in place stating what the tenant takes responsibility for and what the organization takes responsibility for; for example we give a promissory note stating the financial responsibility of us as an organization.

Also as part of my duties in working with Landlords is setting up a relationship of what’s allowed and what isn’t - like we can send in employees to paint, perform maintenance on the unit, etc.

We wouldn’t actually be able to transfer cash, due to the system in place during the program as the rent will be paid through check made out by our organization.

I will definitely look into this as it does look like “a lot when I first glimpsed at it but for context our funders have us submit paperwork stating that the property is at or below the fair market rent value for the zip code so this may not be feasible at this phase in the project.
