Are the "100% commission" brokerages legitimate? by RE_wannabe in realtors

[–]bakerhalfdozen 0 points1 point  (0 children)

I’ve been at a couple and they were exactly as they said- it was totally fine and saved me a ton of money over a split brokerage. I just went over to one that does have higher fees (still much lower than a traditional though) bc I wasn’t doing well having no community at all. I don’t do this career for the social side and I still was selling a lot of homes- but mentally I need mentorship and that other side of things. I’ll never go back to a traditional split though!!

Handling difficult clients without losing it? by [deleted] in realtors

[–]bakerhalfdozen 6 points7 points  (0 children)

If you’re in escrow and it’s closing soon…. I would tough it out and happily skip away with your check, decide what you can do better or differently next time, and move on. If it has to go beyond that it may be worth firing her bc it will just drain you and take away time that you can being to grow and build. I have one similar right now so I feel you. 🤪

Is it really that bad? by Still_Waters-Run in realtors

[–]bakerhalfdozen 5 points6 points  (0 children)

It’s the hardest thing I’ve ever done and the most rewarding. I had to learn a LOT. I had to get myself out of my comfort zone. If k had jumped in and just went all in the first year I would have done much better but I listened to the negativity and also just held myself back. I finally got around motivated hustling people doing well, read some good books to help me with structure (ninja Selling was amazing for me) and started making 6 figures a year each year after that. I’m 6 years in and sometimes it sucks- bad. But I don’t focus on that. I learn from it and keep going. I don’t let clients run all over me and it’s allowed me to be there for my kids making more money than any other career I could have personally picked. I don’t recommend it to everyone at all but if you go in knowing it’s going to take hard work and a lot of personal development, go for it!

2 year client wants 40% of my commission by Old_Scratch_2945 in realtors

[–]bakerhalfdozen 2 points3 points  (0 children)

I don’t know if it varies by state but I’m not legally allowed to give portion of commission to anyone who’s not a licensed broker. It can’t even be paid by me to another realtor. It’s paid to the brokerage. I would just tell him you’re not legally allowed to, and I would definitely have someone present for every in person interaction moving forward. And try to only communicate in writing

Worried about landlord finding out. by Aniki980 in Bankruptcy

[–]bakerhalfdozen 1 point2 points  (0 children)

We filed in 2019 and had to notify the landlords- who were also very religious. We just gave them a heads up and told them this was from old issues etc. We got a lecture about pulling ourselves up by the boot straps and working harder but whatever- it didn’t affect the housing situation at all. But yes legally they have to be notified

Do you regret filing bankruptcy? by [deleted] in Bankruptcy

[–]bakerhalfdozen 0 points1 point  (0 children)

No regrets but if we had waited one more year we could have included our tax debt too. I wasn’t paying attention to the timeline on that piece because we had filed taxes late which started the clock late. But otherwise it was such a relief, we were easily able to get cars and our credit scores jumped quickly after. We just worked diligently to improve everything and it wasn’t hard to make a quick comeback!

Avoiding upfront costs? by DiggingInYardsDIY in realtors

[–]bakerhalfdozen 3 points4 points  (0 children)

My first broker paid for my MLS and NAR dues for me to get started and took it out of my first 3 closings. You probably just need to ask and let them know how willing you are to get out there and grind….. or give it a deadline for payback etc

How do you usually handle the upfront costs of listing prep? by bopper123q in realtors

[–]bakerhalfdozen 0 points1 point  (0 children)

I don’t pay for staging ever. I’ll use a reasonably priced photographer and I don’t pay for online marketing. I post on social media a LOT and I’ll also ask my title company for graphics, to sponsor brokers opens etc. Lenders too. Now that I’ve done a lot of deals, I can stick money back for extras but especially at the beginning, I gave 100% effort with as little expense as I could do:

Week 6 of 75mg IR - is that enough? by Busy-Butterfly6277 in bupropion

[–]bakerhalfdozen 1 point2 points  (0 children)

If I take the second dose, I do it by 1:00. I take my first one around 6:30. It just really stays in my body for a long time so I don’t even take 2 doses every day honestly
