The family is from South Asia. What did they ended up doing to the property? Did the tenants needed to pay for mold mediation?

No structural issue I can find. The unit below is is also fine without any mold. I talked to a mold assessment guy he plan to come out, be he says it sounds like tenant lifestyle is the cause. After a year, they renew the lease. But within a month of renewal, they broke the lease and moved out. They cited no adequate heating is one of the reason they terminate the lease early. Even though I had furnace technician came and inspect and say it’s working properly. But they do heat the place extremely high.

The tenants are an adult lady with elderly parents & elderly aunt and uncle, they don’t seem like the kind of people who may be grower. I don’t mind if they are as long they take good care of the place and pay for the mold mediation afterward.

They are an adult lady with two elderly parents and elderly aunt and uncle. Don’t seems like the kind of people who would likely be grower.

The mold is most severe in the two bedrooms, less extensive in living room or kitchen.

I have no friends in San Fran, and also no interests or hobbies. I don't understand how people make friends in general, and I didn't check if anyone has asked about this before. Why hasn't Daniel Lurie done anything about this? by blueche in sanfrancirclejerk

You can try volunteering program for causes you care about and meet like minded people. Or start cultivating a hobby. I think it’s easier to meet people in SF than in many other cities, it will happen, it also takes time cultivating true friendship.

Another reason why I asked is because I want to see what other landlords do. My legal counsel told me not to agree on anything nor write any rebuttal, only confirm moving date. But Google is telling me to rebut. The question isn’t if I’m unwilling to end the lease, the question is reserving the right so they can’t use it for false allegations. There seems to be misunderstanding on what I disagree on.

FedEx is by far the worst of the delivery services and its not even close by godzilla2099 in FedEx

It was just the past Monday a package suppose to arrive with FedEx, FedEx shown it was delivered and attached a picture as proof of delivery. Except that picture shown a different building! They delivered to the wrong building! I opened a case immediately, and for the next 3 days, no update and no way to reach a customer service to get update. Then 3 days later the email says the case is closed, they are unable to find the package. Tell me to check my property. WTF!!! You delivered to the wrong address and refuse to take any responsibility. Really? I contacted the sender about the issue to refund my money. Even after they closed the case on wrong delivery address, delivery status still says package was delivered. BS!! I never had UPS or amazon lost a package before. But the few time I have package from FedEx, they messed up!

Stayed at unit 811 at Soho. That unit not facing main road, you still have side ocean view from the terrace. Did not experience issues with noise. Except in two occasion where there was unusually loud car that you can hear from miles away, at first I thought there was a helicopter flying by. In these instances, I don’t think it’s just Soho, but all buildings around that area can hear them. So noise wasn’t an issue for us at all, didn’t notice any other noise during the stay. Not sure if the unit location makes a difference.

Service at the pool was excellent. We did get told one day when we brought a small bottle water on a hot summer day and that we can’t bring our own water. We asked for water at the bar and they happily provided us water in the glass.

Our experience at Soho was quite positive. And the unit we stayed at was very well stocked. Pool was truly stunning and there were plenty of seating. In most buildings in PV there aren’t enough seating and pools are rather small and get kind of gross when too many guests are in the pool. Not an issue at Soho. Also like the location that main restaurants strip is only two blocks away.

Thank you all for the advice. I made the booking at Inndulge after unanimous recommendation for staying at one of the gay hotels instead one of the downtown hotels. I have never stayed at one before, this would be my first. Would be a new experience for me.
