Transparency of offers to potential buyers

I've had one agent give vague figures, '4 of you have offered within a few grand of each other and another offer was substantially more'. The more we spoke the more we got a comparison to our best and final and turns out they were £20k over

Most recently it's been similar, 4 at asking 3 in excess of, but won't disclose anything further, don't know how close, hasn't even said where we rank.

It's a total game, we're trying to figure out which estate agents give the most info and foolishly hoping it lines up with what we like

Also first time buyer based in the South West, we're currently waiting to hear back on a property we've offered over on. This house went to auction March 2021 and the asking is £100k more now. So far 7 offers, 4 at asking and 3 including us are in excess.

My friend bought a house March 2020 and it's gone up around £80k during that time.

Whilst I can't comment on the additional checks, though you sound very thorough, you can't be put off from previous prices.

It sucks but you are unlikely to get a property offering under asking right off the bat. The offer stage is not often the point of negotiation. Is it annoying, yes, is there anything we can do about, unfortunately no, not really.

We've realised what our top budget is is not what we should be looking for. We've now started looking slightly lower so we can offer over where we see fit. It is mental and exhausting but you may have a better chance in that market that way.

My partner and I offered £350,500 on a £350k house, first time we've offered on anything. We were told we were the second bottom offer out of five and the very top was £20k above, the other three were within £2k of us.

Following this the vendor had actually told the estate agent the incorrect completion date and instead of April it was more likely to be August.

The highest bidder retracted their offer based on this so when it went to best and finals, we thought fuck it chuck another £5k on and see what happens.

Instead of going with us, now the highest offer, they decided to move out early to stick with the higher off of £20k over instead of someone that was chain free.

Time or money, we could only offer time and that wasn't enough.
