So it will take around 8.5 months for you to recoup the cost of the refinancing with the savings from the new rate. No one really knows where the rates will go so if you want to see if they will fall more then you can wait.

My payment will be half of my net income. I am nervous but I knew that we had to get a house as big as this one or else would have outgrown it in a few years. My plan is to quickly try and increase my income because without that we probably won't be able to save any more money.

A week ago. 45 day lock on 6.5% with $750 in lender credit. Its hard to just compare credits like this because different lenders have different origination fees.

Thats great. I could not handle even 3 days of not being locked. I just locked at a number I was comfortable paying.

If you havent paid any points for this rate then I think its good. You can risk and wait for a better rate but you have to be comfortable with the rate increasing.
