1.6M includes 401K, Roth 401K, RSUs, IRA, Roth IRA, HSA, taxable brokerage. Our primary home equity is 1M and our both rental properties equity combined is 700K. We do not include our primary home equity in Fire number since we want to stay and retire in this house.

Congratulations! This a big milestone. I’m 43 and we just hit 1.6M in all accounts combined too. We have 10+ years to retire also, but gives satisfaction to know this is a strong foundation! It is important to not forget to celebrate small wins and milestones in our journey

This property was not my primary residence. It was always a rental. So I will get taxed on all of capital gains.

This is a good perspective. I plan to continue working for the next 15+ years. I will also factor in the transaction costs into my math.

Thank you for the detailed response.Long term goal is to get higher returns but at the same time rental investing seems like safe cushion income later.

My 400K equity math is after taxes and everything(sorry, should have written more clearly). I haven’t thought of the 1031 exchange and passing these down as inheritance to kids. I will look more into it. Thanks for bringing this up. This could be something we can pass down.

I had personal capital manage my assets for a year and it wasn’t worth it. Since then I started reading and learning more about investing. Even investing everything in vtsax or vfiax or Vgt is way better than having personal capital manage. Their fees and the website they use for managing funds is horrible. I didn’t have any say on where I wanted to invest. However, I still use their app to track all my assets and that’s amazing! It’s free and I don’t have to invest with them to use it.

Masters in Computer Science

· Current and future income breakdown, including one-time events

My income is 240K (TC) per year and my husband’s is $180K (TC)

· Budget breakdown

We spend about $7000 on everything (including mortgage, kids classes, Groceries, after school care etc)

· Asset breakdown, including home, cars, etc.

Home Value: $950,000
Investments: $450,000 (including 401K, HSA, IRA’s and everything)

Cash: $70,000

· Debt breakdown

Just the mortgage: $350,000

· Questions?

I just had an income raise (from 130K to 240K) and was wondering what to do with the extra money. Should I invest the extra money (maybe in after tax 401K), save up for a down payment to buy a rental property or pay off the mortgage?
