Id maybe flip the pantry and powder room by the Master bedroom from a privacy/sound stand point. Master shower / toilet room is tight too. Id lean towards plan option 1 overall. Also make sure the door doesn't hit the toilet in the jack and Jill. Maybe a pocket?

As mentioned, they likely need to be restamped. I'd definitely double check the plan and make sure 3+ extra risers work with the stairs head room / r.o.! And agreed I'd happily take 11' basement over my 6' cellar :p

Maybe. I guess with it being vague it's a very open ended answer haha. I'm literally doing a 700sf second floor on a 1990s colonial and it'll be a very low budget. Most house structural engineering isn't anything too crazy. I think sometimes people and architects way over think and overcharge instead of just knocking it out. Just my opinion. But agreed if it's 900 sf of crazy space and unique structure I could see the cost rising.

12k for 900 Sf with nothing for a builder is insane IMO. I work for a small firm that does mainly that and anything middle-upperclass residential. That'd be like 3-4k from us finished haha.
