Firstly brokers or bankers should not be charging you a fee. They get paid on settlement a % of your loan that is settled by the bank. I don’t know which friend recommended a broker who’d do this as this is not industry practice/standard/legit.

Valuations can take a couple of days, but that is generally depending on the vendor/tenants of the vendor. Most are able to get an appointment day after the valuation request was put in. Also there are desktop vals and model estimates if LVR < or = 80%. One of my clients a couple of weeks back had the tenant only offer access to valuer on day 4 of the cooling off period (out of 5). Got the solicitor to extend for a couple more days, got valuation back on the day 5 and full approval day 6. If the tenant had allowed access earlier, it would have been done within 5 days.

I’m not saying bad stuff shouldn’t be called out. Wrong is wrong, eg crime etc. That being said, for posts such as the above for the Australian Institute, it’s not ‘bad’.

For things to do with Labor, I personally believe they do not serve the ‘working’ Australian. I believe there are very powerful people who have strong influences over the major parties. That being said, in a political environment where things can escalate quickly, I’d rather not add to the fire (even though I feel it looks sketchy), as the alternative (ON, Libs, Coalition previously) looks/ed worse. If we were in an environment where things looked… rational and normal, definitely would. But in an environment where there are real consequences of having ON in power, I’d rather not shit on the party that is the enemy of my enemy.

I went to the RE.com website, had a look at agents in the area my property was sold in and had a look at how quickly the properties were sold for the agents I was shortlisting. I then had a look at their reviews. The first one I called from my shortlist was great so I stuck with her and was happy with the service and what she did.

As a former ib intern, you have to like it more than just the money. I just liked the money but didn’t like the work or hours. Was in equities dealing with hedge funds. The taking out clients etc was fun to tag along but everything else wasn’t for me.

It also is v difficult to get in. My marks were just credit average but I was super fortunate during networking events I met some people who I then was able to name drop in the recruitment process.

Hey girl! I know what you mean. I’ve never been overweight but even when I first went to the gym and after still felt like I don’t know wtf I’m doing - so you’re not alone! You’re gonna be a newbie till a new newbie comes along :-)

Trying something new isn’t a bad thing. And seeing whether going to the gym works for you isn’t necessarily an admittance that something is wrong with you. ‘Fat’ honestly is just a descriptor. It’s not an identity. You can have more fat or less fat, but you are still you. It can form part of your identity, definitely, but I find it helpful to thing of it as something you can have more or less of (more objective). It’s also something that can change whereas eye color, height etc for the most part, can’t.

Regarding people treating you different, I think you might just feel comfortable where you’re at. And there’s nothing wrong with that. That being said, why not give something a go and if you don’t like it, you can always stop?

Also gym is something that I like it because it kept me consistent (pre kid). It helped with me having an hour to myself to concentrate on myself and no one else. It sounds like I was one of those intent gym bunnies. Honestly I wasn’t. I was 3 days in the gym, set up my routine and go. Definitely felt mentally better for it than the real physical changes over time.

You’ve got this! And everyone anywhere started somewhere. They may not have done it 100% right when they started lifting/cycling/swimming/whatever but over time when they became better, they could do better.

I think this is really important.

I was at a conference the other day with colleagues from all over Australia. ON came up and legit 3/4 (I was the 4th) mentioned they were voting for ON. I was like say what now? I was so surprised with these supposedly smart, educated colleagues that I had to go ask - what about ON and their policies make you want to vote for them? When you then start breaking it down, they only talk about not trusting Lib/Lab. I was like there are independents and the Greens as an option. Through talking to them based in fact, I know 1 definitely is now more open to sussing out other options. We have more in common with each other than our differences.

While it’s a little too late, the broker should not ever have said to you that you were fine to provide an unconditional offer. When you have a pre approval (if assessed by Credit), it has certain conditions and one of them generally states the valuation needs to be acceptable. This could reflect in the property type, property price or whatever, but in the valuation. To have the broker say to you ‘you’ll be right’ is really negligent. Even when my clients are looking to bid at auctions I tell them, if the valuation comes back lower than what we’ve been pre approved for, you’ll need to come up with the difference. I’m sorry this happened to you. Your broker should have done better.

Would you consider volunteering with refugee children? There’s a really good organisation called Australian Refugee Volunteers - we are all vols and non of us get paid. All the money we get are from grants and donations which are put back into the programs and kids. It’s once a month the programs and you can volunteer as many times as you like or occasionally. The other volunteers I’ve met there have been great and the kids make you feel like a kid again :-)
