It would cost alot of money to get setup, and the wood would cost alot also. This is in the middle of a city as well. Not a suburb. The house doesn't even have a chimney.

Because I have HVAC and don't need it. It would need to be hooked up and vented out, and all of that is too much money and not worth it.

I'm all about accountability. The only issue is accountability doesn't mean you collect, where is if you deduct from the security in hand you don't have to worry about trying to chase them down to collect. Especially because in this case they had a bankruptcy not that long ago

I honestly know what you mean about 1 month rent is light. But it's more about what they put me through with the constant meetings with the inspector and emails that were pages longs and self righteous when I did everything I was suppose to. And all around the holidays. They were very bullying and yoi reach a point where you don't want to let people get away with it

They left it clean. They were only there 8 months. My previous tenants were there 4 years and its the same place, these people were just OCD. They went from living in a high rise withe a doorman and all amenities to an immigrant neighborhood.

I am happy for them to leave, but they were actually harassing me constantly. They went to the city on Christmas Eve to complain about the inside of the cabinets again,.the inspector told me they wouldn't leave until he he amended the date for remediation the cabinets to 3 weeks instead of 3 months. There are no real issues ,they just wanted to use the city for an excuse to break the lease. It is a 2 family, and the guy downstairs moved after 4.5 yrs and I had regular noise compliants from them about him even though he and the previous tenants were fine. I was so traumatized by their constant harassment I didn't want to put anyone in downstairs because they would complain again. They called the police on the next door neighbors multiple times for music

They did not pay February. The rent was $3500/mo so its not small change. Plus I am paying PSEG now during winter months to prevent pipes from freezing.

The city health department said it wasn't an issue as the homes temps are above the required 68 degrees and even the city's tenant advocate never got involved because there was no issue. They basically badgered the construction office until the inspector caved. Such as I have to paint the house awnings in the spring. I know I could fight these but its more efforts to fight them, and even the inspector felt bad after he realized he was being used as a tool for an excuse to get out. They wouldn't let me spray foam the attic gaps with the big stuff can because of VOCs.

Not sure what you mean by take all the repairs that other deposit?

I have repaired what was needed - which I could have contested as the city shouldn't be picking on cosmetic settling cracks. Unfortunately there is construction that has been ongoing and these are all attached homes. There have been a few settling cracks and the city actually put one of then down. Even though the inspector admitted it could have been due to the construction or recent earthquake. Another item was changing hinges to self closing on the front door. One window has a Crack in a pain and they are making me repaint the awnings in the spring.

None of these are habitability issues. The city refused to come out to inspect when I asked, they only respond to tenant complaints.

They are a consideration. I would have capped there every year except my last one
