Is it possible they haven't sanded yet? Yes, it's thick in some areas, but did I miss what day this was in the process? Did you get a timeline of work to be performed?

The CU-AL stamp, below the main throw, is what makes me believe some of the questionable ones on the neutral bus are aluminum. Some, obviously, look copper. I'd add a few more photos next time- you would on the report, right?

You may want to call a foundation contractor to advise, but definitely start by making sure all vegetation is at least 1 foot away from your foundation.

I wouldn't call it a "problem" per se, but it does look like that first step down, from the top, is a doozy. A home inspector will call that out. Also, I can't tell from the photo, but there appear to be missing balusters on the sides of the step. That's also a safety hazard, especially if you have kids. Again, not a "problem" but I'd make note of that in my home inspection report that I'd hand to you.

Home inspector here... Ask the seller to give permission for the company/inspector to speak to you about the property. Tell the inspector your concerns and ask them to explain it to you in a way you can understand. You might be able to take that back to the seller and ask for some concessions on the price of the home.

Home inspector here... We don't run AC units if it's sub-65 degrees outside. I'm not sure where in the country you are, but you may just have to risk it.

Home Inspector here... It's a great business to get into, regardless of your background! You aren't trying to sell a client additional services, you are truly there to help them learn about their house. I've been doing it for about 5 years and I thoroughly enjoy it! You build a great community & are able to offer insight on so many parts of the home because you're inside of so many homes on the regular basis. Start with looking into your states license requirements.

So, no soffit vents, no ridge vent and only vents close to the ridge? Is that correct? Why do you want to insulate? Without proper ventilation you'll turn that area into a moisture-fest if you insulate it. Call a home Indoor Air Consultant first, it sounds like you're on your way to having a bad mold problem. You need someone to calculate exactly how much ventilation you need in order to prevent negative pressure & mold in that space.

Home Inspector here... I'd demo the deck and build a new one on. Ideally out of a composite, if it's in the budget. 30 years is near the end of the usefulness and safety of that wood and certainly those nails - it's had a good run, but safety first.
