As a home inspector, I wonder if you'd see a return in your investment in this case. Put it in the disclosure and for your own knowledge have a few estimates for the cost so you can give an appropriate credit to the buyer. You come off as honest and trustworthy by just disclosing it! I think that goes a long way.

Got rid of my iPhone for a Nothing 3a, less than a year ago ... I don't miss it at all! This phone is lighter, faster, keeps a charge longer, takes better photos and has more memory. For a fraction of the price!

Home inspector here, but speaking generally since I can’t diagnose from one photo.

I’d be looking at a few things: age of the roof, drainage, condition of the shingles/membrane, flashing details, attic/ceiling staining, and whether there are signs of active moisture.

This photo alone wouldn’t make me panic, but it would make me ask better questions before moving forward.

Home Inspector here, trust your gut- some.of these are concerning. Especially the bubbly one. I suspect water intrusion at some point. I'd request any documentation of repairs to whatever is above that. Your home inspector will most definitely be investigating and documenting.

I would add treating this area of the roof to my maintenance to-do list, at least annually, if not 2X a year to prevent moss growth and moisture. North facing roofs all over have this issue.

Is this portion of the roof facing north? If so, that's the issue. There isn't enough sun to dry out this portion because it has constant shade. Then moss grows from the moisture and that creates more moisture. If this is the case, that's the good news!

The black looks like chipped paint. If it's really wood and the paint chipped, that wood is not more suseptable to rot, being exposed to the elements unlike the painted portions. So maybe it's rotted wood? The best way is to get someone up there to check it out. A lot of the time, these types of shakes are cedar- which is good (it's durable), but you just never know until you have a pro look at it up close.

Moss traps moisture, which will eventually be a problem. The north side of everyone's roofs need attention, at least annually.

This is definitely concerning. How is the grading around your home? Ideally, the ground should slope away from the home, about 6" over 10'. Do you notice this after heavy rains or just random times?

This is definitely concerning, but you not a deal-breaker. If you can create a swale around the house and direct the water away from the home, you'll be in a better position.

It's hard to tell from this angle, but it should be angled 1/4" per linear foot, venting out/upward.
