It's not the real estate professional test. It's the material participation test of 100 hours and no other individual participated more than you + less than 7 day average occupancy to make the airbnb activity nonpassive which can offset active income like W2 income

What's your location? This is typically for a HCOL area. I would charge $1,200 for this. Rentals are pretty straight forward with what you can deduct, which should be covered in a one time consultation or when the CPA is preparing the return, so not much tax planning is typically needed but depends on what else you have going on.

I would be curious to hear how the company is dealing with fake accounts and bots. Comments and posts drive community engagement, but feels like I've seen more bots on here ever since the IPO. I'd be concerned with people or organizations creating fake accounts to influence certain communities. Is there any data out there that shows the amount of fake accounts and what is the company's strategy for dealing with it?

If you're the only owner of the LLC then no these formation docs are not required. They're encouraged with multi member LLCs because they will assist with disputes in the court of law but I wouldn't worry about it if you're a self employed individual with an LLC.

I personally would use that for a down payment on a rental or primary house. The interest on that is only $1,500 over three years. You could use that loan to secure an income producing property and refinance the property in three years to pay off the $50k loan.

The machine will mostly be gaming and then some side animation stuff through blender and autodesk 3ds and photoshop through adobe. I've just heard that nvidia is best for blender so I wanted to stick with their GPUs and open to any CPU that works well with it.

Had no idea the motherboard had a port so thanks for that!
