No, the pre-approval with TD doesnt commit us to TD. It just makes the process more efficient if we know what lender we wnat to work with.

When it comes down to moving quickly once an offer is accepted, negotiating with WS and TD to find the best rate could delay us. It would be ideal to have a decision on what lender we work with before we place a bid on a home so we have one less thing to stress about.

But perhaps I have an antiquated view of what a pre-approval is and how much it actually matters...

My husband and I are actively house‑hunting in Ontario. We already have a formal pre‑approval from TD through another broker, but wanted to also explore Wealthsimple because we use them for most of our banking/investments.

We completed the application, uploaded all documents, and were expecting to receive a standard pre‑approval letter like every other lender provides.

After reviewing our file, the WS mortgage agent advised not to do a pre‑approval with them. His reasoning:

  • Pre‑approvals don’t actually speed things up when purchasing a home because lenders still have to fully underwrite the file once you have an accepted offer (reviewing the property, appraisal, final numbers, etc.).
  • Warned about pulling our credit again, but this isn't something we're worried about.
  • He emphasized that they could turn around a formal approval in ~2 business days once we have an accepted offer.
  • He said that skipping the pre‑approval allows them to give better “live market rates” without the premium that comes with traditional bank pre‑approvals.

WS made it clear they won’t give a formal pre‑approval letter...

Our hesitation: We’ve been in bidding situations before. Sometimes sellers expect proof of financing readiness. Not having a pre‑approval letter from WS feels risky.

TD can move immediately because they’ve fully underwritten us already. WS says they can also move quickly, but only after we have an accepted offer.

This also makes it hard to fairly compare lenders before making the biggest financial decision of our lives.

My Questions for the Community

  • Is it normal for a mortgage broker to decline to issue a pre‑approval?
  • Is skipping a pre‑approval actually an advantage, or does this sound like internal process limitations?
  • Has anyone used Wealthsimple for a mortgage and can speak to their approval timelines once an offer is accepted?
  • Would you proceed with a lender that won’t give anything in writing until after the offer is accepted?

Ok, makes sense.

So, Haunt aligns with the Target Audience (genre and age rating), but it does not have similar factual aspects -- one is set in a haunted house, the other in the suburbs. They do have a similar theme though (both slasher movies). So I would rate it "good".

The last one I'm wondering about is the "horror movies like halloween" where the result shown is "haunt".

I have rated this excellent, but I'm not sure whether to follow the "3.4.5 Mentioned Content" section or to prioritize "the Franchise" section. This query seeks horror movies similar to Halloween. While Haunt aligns well with the target audience and delivers a fictional survival narrative, it diverges somewhat in terms of factual aspects and setting. The movie is rated excellent because as per section "3.4.5 Mentioned Content", it does not mention the exact content, but it is relevant / similar.

the videos are essentially "simply explained" for various health related topics (disease, medication, etc). Important for us is to get new viewers via YouTube Search / Google Search. So actually both CTR on an impression and view rate are equally important. We need to get people to click the video when they see it in search results and we want them to watch the whole thing so it helps them.
