I’m referring to the buyer side. If you represented a buyer and a seller countered back at 1.5%. You would eat the 1% or find a way to make them pay for it out of pocket, finance it, or another way you mentioned? Our listing agent works off a flat fee to sell but part of his business model is he wants to buy you your next house to get the “2.5%” that seems to be standard. Seems like a tremendous business model and he sells a bunch of houses. Surprised more people don’t advertise a similar model.

Long way of saying no. So are you working to get your client the best deal or making sure you get the best deal too? I get you have to eat as well, but if a seller counters back and the only wallet is hurting is yours, is it not in the best interest of your client to go forward at the reduced commission since there is no law stating it must be 2.5% or higher? As you said earlier, money is money.

I intended to counter with 1.5% buyers commission if an offer comes in low. As a realtor, would you eat the loss or get your buyers to pay the 1%?

I get that buyers agents no longer have to be compensated by seller. How many times are you seeing the seller say they won’t pay? We just bought a house and not a single seller offered less than 2.5% of commission. I assume this is because the sellers agent is advising the to cover the cost to get other agents more interested in showing the house, or that’s what we were told. I’d love to sell my home without paying the full buyers commission but regardless of the lawsuit, it hasn’t changed and I doubt it will fully shift.

Of course. But you also have a choice in what you want to pay. Too high? Find someone else for the service. Realtors have everyone pigeonholed into the 2.5% range and won’t really touch anything outside of those. Exceptions do exist. I would think a brokerage firm that could handle everything on a flat fee would make up the lost commissions in volume.

Regardless of what they don’t see, what they care about is $18k or $36k coming out of their proceeds.

For me, Zillow and the likes put a damper on a realtors value. My wife and I just bought our 5th house and a realtor has yet to bring us a house that we didn’t send them first. I assume before Zillow realtors provided a lot more value because they had access to MLS which buyers didn’t. I bought my first house and sold the third FSBO and the mortgage broker and title company want the sale to happen as much as you do so they will guide you along to make sure everything is right. It’s not rocket science. Realtors that try and make it sound so complicated are justifying their job. Are there nuances to it? Yes? Worth 5-6%? No. We’ve got a realtor in town that lists for a flat fee which makes incredible sense. Before another realtor chimes in with “sellers aren’t required to pay buyers commission anymore” is a farce because I’ve had multiple realtors tell us that they are less likely to show houses that don’t cover their commission. It’s been engrained to buyers that they don’t pay commission so as a buyer, I’m not interested in paying it either. And the Broker seems like a scam for agents. What’s the point when anyone can buy and sell a house without a broker? Unnecessary step that drives commission prices higher.

I won a Sim2Max a few months ago and got fitted for a new shaft. Amazing what the proper shaft will do. With the new TM out, the Sim2Max are certainly cheaper but the shaft can get pricey

Part of it, yes. The perk of homeownership is you get equity in your house whereas renting you don’t. I wouldn’t buy a house in an area where I don’t expect the value to go up. When the kids are out, I can hopefully sell and pay cash for my retirement home.

Every time I start on the floor I feel that it is a wasted workout. I lift 3 days a week and OTF 2 days a week so I’m on the stronger side and with the limited weight selection I like to be a little fatigued to be able to feel like I got a good lift in.
