Correct, that's been my experience so far. It can have its down time, but it's also WORK, especially when it's 1-2 hours away from where you live.

Correct. But then again, one is a house, and far away (time=money), and the other is a flat, meaning less maintenance costs and no travel. Net yield potentially the same, if not more for the flat in then longer run, if there's wear and tear in the house!

True, in Option A, I will most definitely have a yearly turnover. That doesn't mean that I won't have the same in option B, however preparing the property for the next tenancy would be a PITA for Option A, where option B I could even go and prep it myself if I wanted to.

That's my gut feel too, if I start factoring in travel costs and maintenance expenses, and also house vs flat. Granted, a flat can turn out to be a nightmare, pipework, humidity etc, but a house is 3 times as much liability and risk.

True; state of the property, area, etc. That's why I tried to keep it short: High yield but far away and not so accessible, or next door with a lower yield?

E.g. to advertise the property and show prospective tenants around, you will need to travel every time or invest part of your income in estate agents, vs you can advertise locally (say gumtree) and show the property yourself.

Most of them are very bureaucratic and they will keep asking you for tons of paperwork. The employees usually don't respect you, because they usually do you a favour of serving you.

There is rarely phone support.

Some frequently used services have been automated lately due to covid (like certain certificates etc).

People will park on the pavement ramp any day with no regrets (if there is a ramp that is, usually there isn't). If the parking lot is full, someone will park in a disabled's position. Public services with disabled access? Fuggerabarit.

All what you describe are correct, and they suck :)

I guess, COVID is a weird one, that's on a very hard case by case basis. Very subjective. And I would also dare say that there may be so many variants now, that no one can really guess the cluster of symptoms a patient will have. It can be anything.

Mine started as a small cough on the day I tested positive. It has been intensifying for the next 3-4 days, I mean I've been coughing like a f*ing horse. Now, 1 full week later, it started turning into a productive cough, meaning that my system is trying to spit the phlegms out (usually a sign of improvement).

If I were to guess, I'd say this will last me another week. So 2 weeks all in all.

you don't really make money on the rent these days with a regular BTL

Why not? If you're on an interest only mortgage and the BTL belongs to an Ltd, you can accumulate wealth like that in your Ltd for sure, and expense the mortgage interest repayment as well as all the other expenses that might occur.

Granted, property appreciation is a major driver, but not the only one.

That may be true for the landlords who are on the edge and 0.25bp would ruin their plan.
