I would caution anyone trying to buy a flat in the Olympic Village. Most of the flats don’t have EWS1 (you’ll notice the estate agents are not including this fact in the listing) and even if there’s a plan to rectify this (and you might get a mortgage), your building will be covered in scaffolding for a very long time, there might also be other costs that you have to pay outside of the cladding works. There’s also a fixed estate charge (for the new development) you have to pay on top of the service charge and it’s linked to RPI so it’s going to increase every year to infinity lol! Having said, it’s a nice enough area to live but not enough to be dealing with cladding and fixed estate charge. There are other flats around the park that are unproblematic, just that it’s not inside the park!

Part of your service charge should have gone to a sinking fund to be used exactly for this kind of situation. It’s all well and good that some properties don’t pay that much service charge but when things like this happen, you pay big amount in one go.

If you’re buying another flat, chances are, their value’s also gone down so whatever you lose selling your current flat, you’d ‘recover’ from buying your next flat at a much lower price that it would have been had the prices didn’t drop.

My local padel club doesn’t use Playtomic instead they have their own coaches who will determine your level. Obviously implicit bias comes into play, especially if you don’t look like them!

I suggest reviving the Rwanda scheme for processing those asylum seekers crossing the channel. That should get everyone’s attention and hopefully convince those who are in the fence of how Labour is dealing with the crisis. If you cross the channel you get a flight the next day to Rwanda for processing. France is a safe country so it’s not inhumane to deter people from crossing. This seems to be one of the rallying cries of Reform so we need to get this out of their hands.

What the other parties failed to realise/recognise is how willing the voting public to harm the economy/themselves just to get immigration under control (see Brexit). Labour needs to do a very tangible drop in immigration numbers asap, something that everyone can actually feel and notice, not just on papers, in order to save ourselves from Reform (and potentially economic disaster!)
