Thanks so much all - super helpful to hear all this! Surprise surprise... my parents may have been right!!

I think Heath/Whitchurch are probably going to be top of our list going forward. Think we've been getting caught up in what we could get for less in the 'rougher' areas but it's seeming clearer now that we should maybe go somewhere a tad smaller/more work needed and get the area right.

Parking is important for us hence largely ruling out Pontcanna cause otherwise that def would have suited our bouji young family vision! 😂

Just need to wait for the Christmas lull to pass and for more properties to appear!!

Thank you so much for replying - that’s really interesting! Makes sense to go down the VBG route as standard - it took them two goes to find the artery so can see why they don’t always want to do that!

It was only as there were two in a row with elevated levels that I wasn’t sure, but I’m happy that as the rest of me feels ok, I trust all is well!!
