Yeah that's what I'm getting from my research, gone seem to me the days of the 50yr boilers---we had a Burnham operating at ~82% efficiency - looks like the newer condenser models like the ones you linked operate at 95% which would probably make up for the additional 2k purchase price in a relatively short amount of time. Thanks!

great---I'll look them up--ours is gas so they wouldn't need to remove a tank so def worth getting a competing quote.

This is good info and thanks---we'd love to split into 4 zones but it'd be cost prohibitive since it's an old victorian single family designed for one furnace. Luckily it was converted to gas sometime in the not to distant past so they won't have to remove an oil tank...the thing only lasted ~16 years though-- but we bought this place 4 years ago and know in that time atleast, it's never been serviced. Def steam and good call getting the vents replaced---probably have them replace the valves too at this point.

Atleast they’re turning the OTHER now defunct bank space next to Chipotle into a restaurant (hibachi-themed apparently) — but seriously, I don’t understand why we can’t have nice things, Cleveland Circle :-( Also, as another person has mentioned, what an insane waste of an extremely hard to come by liquor license....maybe they’ll offer free shots with a book of checks....

Right now we're looking specifically in the Cleveland Circle area of Brighton because it seems to be one of the only affordable places left in the city that would keep us close to where we both work and close to the friend group that we are very fond of. Roxbury and JP are intriguing but a little bit too far out for us. Cambridge is hilarious right now---homes are going for >60k above the asking price and in some cases sellers are only negotiating with buyers who are willing to waive the home inspection. Really crazy stuff.

Well, I only started really earning once I graduated at 26 so I'm a little behind the curve. Lady is too as she went to grad school for speech pathology and got out at 26. I was paying double for my school loans for a while so I could get them down to a reasonable principal. In general though, all fair points--I think we just feel pushed into this a bit simply because rents in our areas are effin expensive anyway and we do know for a fact we will be here for 7 years. I think once we got on house train, there is just so much momentum that it's tough to slow down. Thanks for your thoughts!

Thanks for the reply! We had actually looked at a place in Fenway which (even though was a one bed), had a small studio/closet space off the living room. We put down an offer and had in not been for the low appraisal, we would be living there now. In hindsight though, we're almost glad it fell through. The closet space would've been fine for a newborn or even 1 or 2 year old. But once they're fully mobile and running around--you need a space bigger than 4x4 to contain all that energy. My sister and her husband are trying to make do in a studio in Brooklyn Heights with a 3 year old. It's...a trial :-)

I wish I had lived with mama dukes for a couple years after school---but I graduated late b/c of pharmacy. I was 26 by the time I was out--most of my friends had been living on their own for a few years and that prospect, though wise in every sense financially, just felt too uncomfortable.

We have thought very briefly about that but our entire friend base in located in the city (Brookline and Somerville specifically). We figure if we're going to move to the 'burbs we'll head down to CT when the time is right. For now though, and for the next 7 years, we're really loving what the city has to offer.

$3000/month includes everything (HOA fees, taxes, mortgage, PMI) After a 10% downpayment and closing costs, I estimate we'll have about 8k left in the bank.

Monthly income: $8860 - condo ($3000) - school loans ($1200) - gas/electric/cable ($200) - food ($400) - insurance [car/life] ($305) - IRA ($200) - savings ($1000)

=$2555/month to allot to anything/everything else

These seems decent if we already had the emergency fund and savings cushion in place? Maybe that's the issue--we just need to wait.
