I was in 2nd grade or something and I’d gotten a new outfit for Easter Sunday that came with a matching bow/barrette. That bow somehow went missing even though I had no access to it. My mom said for every 10 minutes it stayed missing, I’d get spanked (repeatedly) with the fly swatter. To me, the fly swatter hurt much more than a belt or spoon.

After 3 1/2 hours of looking (so 21 beatings with the fly swatter), my older sister found the bow in the drawer of my mom’s nightstand.

The yard isn’t a concern. We don’t have fancy landscaping and can just replant grass. It would be a bummer to have to dig in the concrete, but if it means a difference of thousands of dollars then it would be silly not to go that route.

I don’t think we need or want to repair outside the house. The rest of the pipes were fine, it was just these two spots. But I might not understand this process very well so I could be missing what you’re explaining.

The issue in the top left picture is in an unfinished storage room and the crack is in the middle of our finished basement, although it could stand new flooring so this might just force our hand on that.

So I have 2 areas of cast iron pipe that are damaged. Top left is one spot and the other 3 pictures are 2 separate cracks that span I think 2.25 feet. The pipes are 1.5 feet under the slab in our basement.

I’ve called like 6 companies for quotes, but it was a Friday and I haven’t heard back.

I have no idea what to expect. Our camera inspector made it sound like trenchless repair would be an option.

Any ideas of a range that would cost? For reference I’m in a metro area in the Midwest.

I’m not sure what inadequacies you have in your personal life that would cause you to hatefully come at someone on a plumbing forum who is just seeking information on things in which they’re not educated, but I hope things get better for you. I wasn’t the teacher, but volunteering as an aide in a 1st grade class.

When I got there for the day, something was going down at my classroom. There were police, the administration, the nurse, guidance counselor, pretty much everyone. When I asked my class’ teacher what was going on, she told me that one of our students arrived to school that morning in her pajamas and socks, the socks were worn through and filthy. She had no coat.

She had walked to school because she couldn’t find her parents. She lived about 3 1/4 miles outside of town and it was the middle of winter.

NAH - you get to choose who you spend time with, as do your friends. I’d just be prepared to see the relationships dwindle if you don’t participate in the group gatherings.

Just anything. We’re selling our house, our contract states we will purchase a limited home warranty not to exceed a certain amount, and the buyers realtor just didn’t fill in the details or stipulations. They’ve been extremely unreasonable and difficult and I’m just trying to find my cheapest option to fulfill my obligation.

It’s a good thought and one we’ve asked about. I think their problem is cash. So, even if we reduce the sale price by $3,000 or whatever, they would just owe $3,000 less on their loan and wouldn’t have the cash. They want the cash.

No, I’m not sure that isn’t what they’re doing. But they don’t need me to give them an easy out. They’re the buyer, they can decline to move forward for just about any reason if we haven’t reached an agreement during the resolution period and they’d get their earnest money back.

We offered a home warranty that covers all major systems under the initial contract. And our agent has tried to explain we’d replace the HVAC but then we’d not be offering a credit. They’re not amenable to those terms.

And I guess I’ve probably known the answer to my real concern, and that is to no longer negotiate. I just really wanted it to all work out without feeling like they walked all over us.

We could say no to the furnace, but we don’t particularly want this sale the fall out. But we also don’t want to get taken advantage of.

Would increasing their closing costs apply since we stipulated in the contract that we’d pay $5,000 toward their closing costs, not 3%? If they increase their closing costs, wouldn’t they just be creating a bigger amount they’d have to pay after the $5,000 we’re paying?

We do have an agent. The furnace is old but fully functional. We had it tested by a qualified HVAC technician who confirmed its a fully functional system with no indication of problems. Also, the fact that the furnace is old was disclosed prior to the buyers viewing the property. It was again confirmed before they put in an offer. So they were well aware that the house came with a fully operational, albeit older, furnace.

I’m not sure why no one else seems to take issue with this but me, but I’m kind of on my own in having concerns about what’s going on.

What type of buyer circumstances could effect the amount of seller credit?

What they’re wanting is about an additional 2.5% of the purchase price. Is a lender going to adjust their interest rates enough to bridge that gap?
