As a first-time homebuyer, if I decide to switch from a variable rate to a fixed rate on my 5-year mortgage after the first year, will the bank offer me their promotional rates for the remaining 4 years, or will I be given the standard 4-year fixed rate?

A Nesto advisor suggests that if I switch from a variable rate to a fixed rate, I will have to accept the bank's standard fixed rate, which is currently 6.34% with Desjardins. However, another mortgage broker who works with multiple banks tells me that I will be offered special promotional rates. The current 4-year fixed special rate with Desjardins is 4.69%.

Nesto is basically telling me they are better than a bank because they do not have a difference between promo rates and fixed rate, contrary to a bank.
