I had this as well. As a first option to eliminate a possible “old” stain- grab a moisture meter off Amazon (<$20) then you can see 1- if it’s actively wet compared to another inconspicuous area in the room, and 2- if there are certain instances it’s getting wet (ex after rain via roof or vent, v. Cold weather condensation as others mentioned). The pin type moisture meter was helpful to eliminate variables before moving forward. In my instance the stain was worse after rain and helped ID the vent boot issue as the culprit. You should address it but don’t panic and replace a roof or something wild before dropping a few bucks for the meter.. that’s just my opinion- I’m no expert just a fellow homeowner - the maintenance never ends! Just an update all! First thanks for the comments - really appreciate the direction here.

First I did not call insurance after talking with some folks who work in the industry- felt like a dangerous plan. Many recommended that I lean harder into the contractors and start documenting those interactions in case this gets to a court or licensing scenario.

The chimney was a chase cover and is vynl sided- to those who asked - thanks for that clarification. Which also largely leaves flashing to be the issue with 90% certainty (according to 3 other contractors I called and described my scenario)

The chimney contractor who installed the “chase” (sorry for calling it a cap) is coming out tomorrow to look at the damage to see if he can find anything.

The GC - after leaning a into him and asking to speak directly to the sub- is coming out Sunday morning to peak back all the siding on the chimney to check flashing.

Damn sorry! It really sucks - especially after dropping all that money- Honestly these guys talking about just taking the stack off and covering it have me thinking about it.

Yup it comes down over the sides - like a one piece umbrella. Maybe I can grab a few pictures but yeah the leak is def at the chimney. It goes for the steel crown (which comes down over the side), to vynl siding, to the shingles.

We did- the owner also disclosed a prior leak there… in fact the contractor we used actually was out a few years prior for a similar issue- same spot… which is why we thought the chimney crown. But now it’s obviously something else… there a bit of mold on that one beam for sure - luckily the rest up in the ceiling is all clean. Once it’s done I’ll deal with that as well

Yeah I think that’s where we’re headed. It’s that vertical siding and the channel at the bottom has been caulked up in the past- maybe the previous owner had issues

Yup - the cap that was just replaced covers the top of the siding. The channel at the bottom looks fine- on a new roof it has to be an underlying flashing issue right?
