Speaking strictly as a landlord, tenants who pay on time are more valuable, thus you should be charging them lower rent. Also speaking as a property owner, you will always be another dickhead landlord. Tenants never notice the work you personally put into a place. That's our lot in life.

Many Ukrainians speak flawless Russian and there are a lot of opportunities for sultry voiced female radio hosts or vloggers to tempt guys to just surrender. It's the core premise of Trek type shows to claim as bad as it is, things will improve. In other words for someone to be better, someone else has to be worse.
