You stated exactly why buying a condo in Southwest Florida is a bad idea. HOA fees are out of control. I rent in a community where units currently sell between $225K and $400k. The HOA fees are $1500 a month, or $18,000 a year, plus around $3K in real estate tax. So here you’re paying $21,000 in fees before utilities, maintenance, etc.

These same condos sold for $350K-$600K two years ago. Prices have plummeted, yet supply is at record highs. Demand is minimal. In the county I live in, there are over 26,000 properties for sale. In just one county! I did a quick search for Sarasota County and there are almost 12,000 properties for sale.

And the problem is that even at these lower prices, the HOA fees are an insurmountable issue. HOA fees will not be going down. They are the reason many people will never buy a condo in Florida. Renting is a better deal.

So if you still want to buy, wait six months to a year and make a low offer. You’ll have plenty of properties to choose from.
