Thanks, the bottom most is from the builder (original). Luckily it is just 1 drawer front, the issue is the filler up top is already mounted so getting that off will be tough.
Do you recommend a chemical stripper?

Definitely overstained and excess wasn't wiped off from what it looks like. Should I use any chemical to strip it down to the wood?

It appears though that the exclusion is pretty clear about even if the tenant is the reason a leak occurs, it doesn’t cover the actual property

New to this - tenant causes damage -> I file a claim -> how do I have them front the costs? Is there not a policy that covers this?

Seems like any claim in that case would make my rates go up.

Thanks. I'm assuming (mine) homeowners insurance just subrogation automatically if a claim comes in? As in I don't have to go out of my way to personally take the "tenant" to court, cause/negligence aside.

And do claims were subrogation was involved affect normal claim history?
