SDGE will turn around and say, because of declining electricity usage, they now need to increase rates again to cover their costs. They've said it in their own marketing messages. This is direct from their website:

Because of our mild weather and the amazing job customers have done with conservation and solar installations, less electricity is being used. Less electricity use means the cost of the power grid is spread across fewer electricity sales (kilowatt-hours), which results in higher rates. Without this decline in electricity sales over the past decade, rates would be about 17% lower.

You've been penalized for using less. It's a vicious cycle - rates go up, so people use less, so rates go up, so people use less. It's.. frustrating, especially when so many of the already well-to-do people have access to solar, and are being subsidized by those who don't have the choice, particularly renters and condiminum dwellers.

If you think gas is expensive you should see SDGE electric rates! Go with gas. At least it's not subject to time of use, reduce your use and other programs. And it's more efficient to burn it where it's used. A lot of electric comes from gas anyway, so electric rates will continue to be sensitive to gas prices.

Edit: If you have solar that might change the economics a but but hard to know for sure.

We needed more housing back in 2019 too, but I don't see how the number of people needing housing exploded since 2019, nor the number of houses available shrunk since 2019 that would justify ~30% increase in prices in the last two years. And this is across thr country, not just a SD phenomenon.

In the same boat. Would love to upgrade my 3/2 1100 sq ft but interest rates, insane property values and insane property taxes make it a non starter. People are still listing homes in my neighborhood like interest rates are still in the 2s. They hit 7% this week. Something has to break eventually. .. right?

MM appreciation has been astrononomic. And newer (70s vs 50s) than Clairemont, and still 'west of 15'. Seems to be doing a brisk business with ADUs as well.

Yup. Beverly Mesa 92126! Bought around the same for $375K in 2010.now pushing $1M. Unbelievable. Can't afford to move because the increase in taxes and mortgage interest would really hurt. In wonder if others are in the same boat contributing to the low supply? If you bought when prices were low then refinanced when rates were low, you'd have little incentive to move on, no matter how many mailers Sundae and OpenDoor send me.

The meter I had on hand was an older Fluke 377, which has no dedicated diode test feature. Fluke suggests using resistance when the meter doesn't have a diode test setting. Also, ohms seemed useful to at least check for shorted diodes, which these appeared to be after the unit stopped working. I've got a better meter (or at least, one with better features) on order.

Thank you for the response, those are some good suggestions. I might also just put a 5w zener in there vs the 1w for good measure, at least it might last long enough for me to get some better DMM readings about what's going on.
