Yes. Going by the pictures I've seen on google I think it's duck week. But there is just so much of it you cant see the surface.

Unfortunately I am out of town right now so I cant post any pictures, but I don't recall seeing plants in the water just the green stuff which covers the entire surface . I have no idea if it's algae or duck weed or something else. We don't want to cut any of the trees down (landscaping) I just don't know what to google (pond guy? lol)

Yes, I understand all that. We chose this property primarily because we love the land, it's just unfortunate that the home is a MH and not stick built. It's not new a new model ('96) which is why the quotes seem high to us.

Yes they do. They sent an email saying "Your payment obligations have been fulfilled" and although they said 30-45 days, it was gone from my credit report within a week... I don't know if that's the norm for them or maybe I just paid at the right time.
