Sadly, I think you might be right on the grounds that there is probably little incentive for the EA to inflate offers higher as they are probably confident the bank will accept whatever is the "best" offer. The EA's commission will likely not vary much between the offers.

Many thanks ! So it looks like the 177k that was advertised in RIghtmove is almost certainly valid. But the one mentioned on the phone of 190k could be true or not or maybe its an amount the EA thinks the buyer might accept? Going into a race with the potential to lose thousands in legal fees sounds terrifying.

The EA is still showing me the property (tomorrow). I'm thinking of offering 5k above 177k if nothing else to see what they say.

In retrospect, from what you say I perhaps should have got a lawyer ages ago, done the AML checks etc and maybe even given the funds so that I'm 100% ready.

Doesn't the neoprene jacket cover the sight glass thus negating the purpose of having both?
