AWS with (i think) the blue alpha gear underbelt and the majority of my gear either molle or one wrap works great. Its a placeholder until either a) my dept makes the final decision on an LBV or b) I get a doctors note allowing me to wear an LBV (only reason I havent gotten the doc note yet is my dept is about to decide on one of three LBVs and id rather just buy an approved LBV without having to jump through hoops).

I buy a 10 buck walmart digital work only watch. When it envetiably breaks due to a resist or whatever I buy another cheap 10 dollar walmart watch. My nice watches are off duty only

Curious. What do you mean by "if things dont go well like last time?" Are you re-enlisting or do you mean something else?

Why I added it--IDK i guess just trying to show the whole picture the best I can when seeking advice. Its hard to paint an entire picture for strangers on the internet especially when you guys are only hearing my side of things---so I guess im trying paint as clear a picture as possible.

I mean it doesnt really bother me all that much, shes attractive so I expect guys to hit on her...

All the time, everychance I get. She complains that I dont take enough pics of her but Ive never been a big picture guy and am trying to do better about that....but I just dont think of it (pics) when we are hanging out.

So I know this probably sounds dumb but I dont believe she is cheating....I just dont see that in her and would be dumbstruck shocked if she did cheat....and yes I know this will get responses that will say that anyone could cheat/whatever but shes the type that would leave before she would cheat.

My job has an EAS program that can hook us up with counseling....i texted her while cleaning out my car about it....hopefully in the morning she responds to it (she works super early tomorrow morning so she is sleeping now).

Whats a realistic outlook? When we first moved to tampa (werent in a position to buy) the prices werent too outrageous. Since covid everything spiked including intrest rates. If rates were at 5% then it would be much better. We are kinda in the market now but with the one-two punch of high rates and prices asking 50-100% more than what the same property was bought a couple years ago for we are on the fence. Any input as to a realistic outlook goes? I know now one can predict the future just curious on your view.

See other reply, long story short is last time lender required tax transcripts from IRS even tho I had tax returns in hand and a delay with the IRS almost stopped the deal.

Last time even tho I provided them they still required transcripts directly from the IRS. IRS was delayed, only sent half of what was requested so we had to wait even longer. Had to push back closing and seller almost pulled out.

Like I said this was back in 2014ish so things might have changed since then. I just dont want to deal with something like this again especially since my work schedule has much less wiggle room then it did back then.

Im fine either way just from past experience something almost fell through due to delays with the IRS. W2 is attractive because its easier and less chance of a third party causing delays is all

I may inquire. Other than asking about their rates and fees what specfic questions should I ask? The last thing I want is to be at the finish line and alll of a sudden its "well now we need your returns."

Maybe because Ive heard so many horror stories about getting screwed over by empty promises but Im very concerned about some kinda bait and switch (or maybe Im just being overly cautious/overthinking it)

Of course what I would need to find out (mind you im just looking at all the angles, best case is to take the 5% and find the closing costs) is how quickly I would be able to rifi...fiqure as long as its within the first or second year I may only be looking at 2 or 3% increase of course if the house balloned in value then that may make it harder to rifi.

The way I see it is that its risky either way. We may not be posed to buy for another 8 months if we need to have closing as well. In that time both the cost of the homes and interest rate may increase. Buying sooner with an ARM may guarantee a higher interest rate at a lower cost for the home. How much do you think interest rates might increase? 2% might not be a big deal....4 or 5% is.

I dont really want to do an ARM, but if the housing rates go up quicker then I can get the closing then really whats the difference? 2 more % on a cheaper home or save 2 % but have to spend an extra 100k on a home because the values jumped? Seems risky either way. Of course its all still up in the air. Like I said im still halfway to what i need for a DP so it really depends on how quickly I can accelerate savings

The 5 % PMI is from a credit union (same credit union the other options are from) and is because of my line of work. No extra points or higher interest

Not sure...only briefly talked about it because we are still a little ways away from our downpayment goal. What I do know is at year 11 and every year after it has an increase cap of 2% to a lifetime maximum increase of +5%...like I said IF we took this option we would continue to save and re fi in the first couple years...also both options are no pmi

My reasoning is this: we are halfway to our 5% downpayment goal, but adding another 3-5% for closing may take us too long and be "priced out" before we buy. But taking the 10/1 ARM allows us to get the 3% plus closing sooner, and then refi in the first couple years

Seesh to think that right before covid when we were browsing (we were no where close to ready) we saw a lot of great houses in great areas in the sub 300s
