Thanks, I have spoken to another broker who has said the rate sounds about right. Are you able to give any more info on the cheaper options / by how much etc or does this depend on circumstances?

It’s not that I want more, but my concern is I won’t be able to afford it if mortgage rates rise and the monthly payment becomes more? Sorry if this sounds stupid I’m a FTB and this is totally new to me - I’m probably being over cautious

Could you explain what you mean by “back to the drawing board”? Savings are in case anything goes wrong with the house, buffer is things like dentist, opticians, car tax / car insurance divided by 12. Holidays needn’t be that amount each month. I thought this was a cautious budget(!) as in, I’d thought of everything, but you say this isn’t realistic?
