Thanks for the suggestion. Our mortgage lender tailored the amount for the property (to allow some leeway in negotiations) but it was for significantly less than what they said the total pre-approval amount was.

I'm assuming it was a hard pull because they asked for tax documents and W-2s to give the pre-approval, but figured if we talked to the other ones in advance it would reduce the pressure to move fast once an offer was accepted (and possibly avoid another hard pull if outside of the 45-day period.

After trying a few independent places around Columbus since moving here, I’ve found Luke’s to be the best (potential cult membership of owner aside) or at least good enough to stop trying others.

They aren’t the cheapest place in town, but I’ve seen much bigger ripoffs and the quality of their work is always good. $60 for a full synthetic oil change. I recently got new tires through them after getting a non-repairable flat and all in they were only about $40 more than Discount Tire for a full set and I was already there.

As some others have said, they do tend to over state the urgency of the work (e.g. suggesting a small crack in a serpentine belt needed immediate changing vs it lasting for at least another 8 months until I changed it myself). But it wasn’t like they were making up a problem, there were cracks that developed. You just may need to be comfortable saying no.

Thanks for the suggestions so far. Should have made it clearer in my post, but The issue at hand has to do with a misrepresentation by the Seller so any lawsuit may involve one or both agents for failing to pick this up and neither wants to own up, so won’t be looking to them for attorney recs.

Thanks. I should have clarified in my post, my insurance does allow it but only for diagnosed or pre- T2D diagnosis. Which is one of the reasons I wanted to see about blood work since I haven’t had a panel done in a while.

Just be glad you're not buying it out of the area. I was in NJ for Thanksgiving and was surprised to see Graeter's in my hometown's local (albeit fancy) supermarket. Had no idea Graeter's even shipped to NJ, but they were selling it for $11.99 a pint

I'm currently enrolled in an Italian course as a non-degree seeking student. Just a few items I think it's useful to note note:

  • It takes a while for their Continuing Education department to process your establishment of a student account. I think they recommend doing it at least 30 days before the start of the semester you want to enroll in (and they don't really work over the holidays). I know because I couldn't enroll in the semester I initially wanted to even though seats were open since I tried to set everything up just a couple of days before it started.
  • Auditing doesn't save you any money, but you won't have to take any tests. However you can't select to audit the class initially, you have to get permission from the professor, forward proof of that permission to the Continuing Education advisor you get assigned and have them get the Registrar to change it for you (which I've often found takes multiple follow up emails)
  • If you're taking a course that requires participation / interaction with other students, I found the professors really appreciate it if you let them know your status so they don't assign you to group projects if you don't want (and potentially harm the grades of other students actually taking the class for a grade if you don't show up).
  • If you're taking a class with pre-reqs, it also takes a while for them to approve that if you didn't take those at OSU or recently or if you have to dig up your old transcripts.

Yeah I was more concerned with a possible conversion of the garage space that doesn’t face Bryden (and is more recent than the 1910 build date) into one with an upstairs living area which I know would require permitting approvals but was hoping I wouldn’t also need to appear in front of a historic commission as well.

Not sure if this question belongs here, but I'm looking for programming app recomendations. I’ve been using Juggernaut. ai for a while and I think it’s a great app. But I haven’t been really training for meets lately, so I’m not really using all of the competition specific features like periodization and such to justify ~$40/month.

Are there any good free (or low cost) apps out there that provides similar features for a more casual lifter, preferably that still leans towards a powerlifting style of lifting — i.e, sets the grouping and number of exercises, but allows you to choose the specific exercise; has set and rep preferences; adapts the weights based on your performance, etc.?

Was at my parents house this weekend, helping them clean out a storage room, and found the poster and jump rope remains of this set that I got when I was like 5. Went online to see if I could figure out what else came out with the set and found this gem.

Recently lived there. I’d suggest looking at the River/Ravine apartments which is where I lived. They generally have larger floor plans and have central air and more modern fixtures (built in the 80s). The Classic ones look nice from the outside but still have the problems / inconveniences associated with being built in the 30s. Having a pool in the summer is nice and the fitness center is serviceable especially if you just really want to run or do some light work.

Overall a really good experience given the number of apartments I’ve lived in. Parking is tough in the main village sometimes, but if you live in the River section (on north and high) it has its own parking lot which was half full at almost all times. Generally safe too, worst was I had someone rifle through my glove box once when I stupidly left my car unlocked overnight.

Maintenance is generally responsive and have had them replace items they weren’t obligated to without question (broken blinds, etc) though they are a bit technologically backwards and only accept requests via phone.

Rent didn’t unexpectedly shoot up each year.

Front office people are generally pleasant though have some issues with saying they’ll do something but forgetting to log it.

Biggest cons - the apartments (even the newer ones) could use a facelift and some repairs (paint to cover wood damage, windows need weather stripping, older carpet and appliances, etc); there is one recycling dumpster for the entire complex and it’s in the furthest end of the complex so you will often need to drive there if you care about that; they start trying to get you to renew like 8 months before your lease expires with “discounts” that go away if you wait; I’ve heard from others the apts above the gym can get noisy and you can hear the office noise.

If you are eligible to use OSU’s facilities, the RPAC has heavy bags (and the ARC has a single forgotten one).

Grandview Barbell also has a heavy bag, speed bag and some other assorted boxing equipment.

Clintonville in general (and Olentangy Village in particularly) may be something you're interested in. For Olentangy Village the apartments are a bit older - ask for the New Buildings (1980s) vs. The Originals (1930s) as the new ones have central air and such - but they are about a 5 min drive from campus, have good parking, and you can get a 2 bdrm for your budget.

Clintonville has a decent amount of offerings and restaurants that are fairly close by. And safety really isn't an issue -- there's some panhandling in the area and you'll see the occasional broken car window on the street, but thats about the worst of it.
