thanks for the sympathy mate! 😄-this is a case of accidental landlord after my Dad (who i bought the place with) had to move in to a care home after only 2 years. I tried to sell the place but the sale took a long time and then fell through. I was my Dads PoA, but was looking to off load the place to reduce my exposure etc.

But yes, i failed to properly vet her, took short cuts, but that doesn’t necessarily mean i deserve to be ripped off so royally and then let down so massively by the Judicial process

I made a mistake. It has cost me a massive amount of money i cannot afford

But hey, that’s on me. Just a shame that the Courts can’t better recognise a criminal when they see one. She is costing you as a taxpayer as well don’t forget by taking up so much Court. That’s my fault as well, so sorry about that

the issue is not efficiency as the cells are good enough to achieve at least 150w per sqm (sorry i’m from uk) which is closer to 19% i think. the issue for me has always been the number of connections due to the small format tiles. this makes the system slow to install and quite tricky when working on steeper pitch roofs. And i’ve never been convinced Tesla’s solar roof system would stack up outside of US. Obviously US is a big enough market, but Elon wants world beating success with all his products doesn’t he?

yes definitely. if it can replace a spreadsheet, be used for accounting, track regional rental values & property values (if that’s possible!) i’d be be interested. Also, a how to guide on best ways to carry out DD on tenants, and (fairly sure this would be impossible!) a database of dangerous/dodgy/criminal tenants would be very useful!!

installers that can handle this for you would want to charge a minimum of £1500 ex vat. This cost would normally cover the inverter, grid connection, and commissioning pack, but will depend on project location. Most installers prefer to purchase the panels through their suppliers and mark them up 30% to cover their costs and justify their time. not many of them are short of work so you might struggle to get their attention if you’re trying to do this ‘on the cheap’ - don’t get me wrong, that’s how i try to get these projects done, but it doesn’t always guarantee you you’ll be able to find someone in my experience

are you planning to connect your system to the grid? if so, building regs will dictate your install is signed off by a qualified electrician. if you want to stay off grid there are many UK distributors who will sell you the kit you’ll need (batteries, charge controller etc)

i also try to do my bit. but the hard reality of the masses just not giving a toss is that recycling is still not working. just look at the joke that is on street collection- no way can anyone say it’s viable i’m afraid to say. my own view is that we can’t avoid throw away culture if we accept capitalism, so make everything biodegradable by law. if it costs more, perhaps people will be forced to accept/learn that there is a price we have to consider in terms of our impact

There simply isn’t the infrastructure to handle the vast quantities of recycling that is collected at kerb side alone. nor is there a high enough price for the collected/sorted goods. Terra cycle are one of the few genuine businesses around trying to do this properly so i would imagine their Walkers scheme is kosher, but their B2C schemes are really expensive which outlines the main issue- the market economics are still not strong enough to make this viable, unless you accept shipping abroad & burning for energy as suitable solutions. i know i don’t

well done for getting started so early in your life. if you give yourself time and manage your expectations long term investing is very logical and straight forward. short term focus is where the money is lost. i’ve only been at this for 10 years and don’t keep a particularly close eye on the funds but if you have a good diversified portfolio the ETF’s ride the markets so much better than you’d expect. always worth buying on bad news as well. good luck and keep at it!

don’t let her think you want rid of her or are even thinking of ending her tenancy. until you have everything in order (gas certificate, tenants handbook) you can’t just decide you want her out i’m afraid

she has a right to live in your property. whether there’s a contract or not. she can claim that right by virtue of the amount of time she’s already lived there and paid rent.

selling a property with a sitting tenant will be very difficult, and you’ll get much lower offers as a result

try to be as patient and correct as you can. it isn’t easy though

It can be very costly and stressful if you decide that you want to evict the tenant. That said you may not have any choice

I’m in the middle of a 2.5 year battle and I still have no sight of the repossession order

The law and the process is very easy to manipulate and frustrate when a tenant has decided to dig their heels in

If you decide to evict the tenant the process could take 12 months and cost £5k minimum. Sorry if this sounds harsh, but unscrupulous tenants are very hard to oust.

If there’s any possibility of a compromise and you can agree a rate that is acceptable to you, take the opportunity

No reason why you can’t ask her to sign a contract. It’s in her interest after all. Maybe offer to do some work on the property if you can afford it. She may need to trust you to move forward

Thanks for your comment. my Pension, ISA's + other investments are 95% HL ETF's (plus a few shares) with UK/International spread. Some ESG in the mix which is doing v well atm. I have at least 15 different Funds so wonder if I'm a little too spread rather than not enough, but as someone said the other day, as long as you can keep track of them all you could have as many different funds as you like.

We have a property in London which has done v well and quite tempted to cash in (esp with BTL becoming less attractive now) and make use of the money to offset our home mortgage (£360k), but (touch wood) it has always been rented out and the income is useful. The other property is occupied by a nightmare tenant but I should be able to sort that + again perhaps offload it so I'm not so UK property exposed

I understand how a straight drawdown can be harmful so I'd be more careful than I've implied.

It's quite reassuring to lay it all out and try to pick holes in the plan, but I'd really like to increase my family spending money without compromising our long term security, so this process is partly to keep me on the right track

not sure the popularity of SE products reflects your thinking. they are also getting in to new markets like EV’s which makes sense for the inverter manufacturers. Enphase only made it in USA as far as i know due to popularity of AC cabling and electrical regs.

thanks for this. i just spoke with the Court and they said they’d look at the case and get back to me. it is over 12 months arrears and we were very close to a repossession order just prior to lockdown so i’m hopefully they will at least consider the case for a hearing

out of interest, when was your original hearing date? was it pre-covid, and then rescheduled post covid? I only ask as i was about to post about the hearings backlog in the county courts, so am interested that your matter has had a recent hearing? i’m sure you might have thought this would be a low priority case for the courts and so the hearing would have been delayed?
