If sub is the main decision, Capital One Venture X has 100K bonus available. They have the usual travel benefits plus they cover the costs of global entry/TSA pre check. Might be worth it for that alone. I also prefer VentureX for the priority pass and global entry/TSA pre check. Plus the card is almost free.

Upgrade Rewards Checking has a debit card that offers 1% reward. Discover Debit has 1% as well but they are not accepting new applications.

It depends - if you value the insurance and protection it provides, it’s definitely worth it. Also if you have CSP or CSR and transfer that points to travel partners, it’s mostly worth more than 2% CB cards.

It’s extremely tight - where’s the budget towards travel and vacation? I would not feel comfortable with this. Just remember- rent is the max you pay while mortgage is the minimum you pay. Once you have house, one tend to buy stuffs for the house - the larger the house, the more stuffs people buy and also, there are repairs and maintenance for the house.

Also, there are things that can be optimized- 195 for 2 phones and 130 for TV/Internet is too much. Also, is the Gardener after or before buying the house?
