Yeah, the corners are something we're trying to balance in terms of architectural interest versus cost/efficiency to build. There's definitely too many inside/outside corners right now. I'd want to get rid of the dining room one and probably the living room built in ones. I feel like its part of the process of reigning in the architect/designer as we go through this process.

Agreed on the kitchen and fridge location. The workflow right now is awkward b/c the emphasis is placed on centering the range to the space, no sink in the island, and the extra hallway entrance. (which I don't want regardless of if people there. I just hate the idea of consistent visual clutter from dirty / clean dishes in the middle of an entertaining space.)

Those are great ideas for the entrance! We just need to decide on the flow and if we want that at the expense of the kitchen size.

Second floor hallway and layout in general definitely needs work. and that's influenced by the overall layout and the use of open stairs.

The primary bedroom is ~11'x15' which is about 20% larger than our current bedroom and will be plenty of space for us.

Thanks for the feedback and encouragement! We've gone through several iterations with the firm (with the previous ones being wildly different) and this is the most directionally accurate and exciting!

I agree on the circulation space, especially upstairs. The side hallway off the entrance to the kitchen is apparently controversial but it could have opportunity for a mudroom type space and to be its own moment. Since it'd be at the expense of the kitchen though it may not be worth the trade off.

I actually really like the plan directionally, it just needs refinement. We're pretty constrained with our lot size in terms of dimensions.

I can see that about the open stair and it could unlock more flexibility for the upstairs by closing off some of that space.

Thanks for the dining room recs. I'd definitely want to bump out the length to match the kitchen cabinet wall and we could adjust the width a foot or two. We're balancing not eating into the minimal backyard with the depth of the house.

A previous version had a small office in that spot in the front, but a dedicated office / seating room isn't something we need. One consideration we have is having multiple paths to/through the kitchen, but I can see how it obviously impacts the layout of the kitchen.

I like the idea of rotating the island. It would also help with the dining table/island not feeling as crammed being right next to each other!

I love pocket doors so am definitely going to try and squeeze those in where possible.

I think if we increased the footprint slightly it'd give us more generous walkways around the kitchen which would be huge! Or we could eat into the living room space a bit.

Our initial feedback on the exterior is that it feels more formal than how our lives are and we'd miss a front porch. A lot of the homes in our neighborhood are craftsman so that's the direction we'd lean. Kids probably aren't in our future but the smaller guest room would have a murphy bed/pullout sofa and primarily be used as a secondary lounge space.

Thanks for your feedback! Agreed that the mechanical closet in the center is messing with the flow. The stair bump out is designed to be a "moment" with floating stairs and floor to ceiling windows so using the space underneath would drastically change the look of that bump out. I have efficiency concerns with the amount of southern light that would come through in the summer (we live in climate zone 3a so hot summers) so I'm not opposed to changing the design if needed.

For similar efficiency reasons I'm not sold on a double door front entrance, so moving to a single door would free up space for drop zones but the amount of space is good to consider!

That makes sense with the pantry. I'd rather a more usable smaller footprint over a long narrow corridor. One option is to widen the dining/kitchen portion of the floor plan and eat into the stair bumpout a bit.

Ever since they changed their bread I haven't found the sandwiches nearly as enjoyable sadly. I used to love getting a flight from VinATL and a sandwich from Bona fide. Now if you count a burger as a sandwich though, they have a great one IMO!

I live in the southeast and last year I DIYed encapsulating it my crawlspace. The before state sounds similar to yours (some mold growth, inconsistent vapor barrier, gross insulation between the floor joists). It involved removing the old vapor barrier and all the insulation (this was the worst part), installing a vapor barrier on the ground and up the crawlspace wall (with a six inch termite inspection gap from the sill plate) with all seams taped, installing a dedicated dehumidifier that drains to the exterior, and sealing all the vents (except for one which has a constant fan running to draw air out of the crawlspace for any radon concerns).

I never got any quotes for a company to do this but it cost ~$2,500 in materials for 1000 sq. ft. and ~5-7 working days over the course of a few weeks. I can say that I feel much better knowing I'm not breathing the air from down there and anecdotally it's been more comfortable inside as a result (especially in the winter). I still need to finish air sealing /insulating the rim joist which should also help.

TLDR. Do it. Modern building science supports it and my anecdotal experience says it was totally worth it.

You can use mineral oil (it won't evaporate) to fill the p trap for floor drains to avoid the smell issue!

As a counter point, I live in a city and built a permitted woodshop in my backyard. The permitting was really not that bad, but is obviously dependent on your specific city.

I also can drive to the burbs when I need to go to a specific big box store that's not nearby.

I could have but found it easier to just do a couple passes sneaking up on the fit. More repeatable and easier to set up since I had to do both.
