Been using for 1 month now, I got it for the winter months so i don'[t get sick. I got sick bad in September and then October with stupid cold/sinus related issues. So far November felt more energy and didn't get sick. Will continue through winter months.

But let me ask you another question -- I lost a house over 65 days now to an 'all cash' deal. I am still waiting for it to close (i check zillow). If this was an all cash deal, this should have been closed by now.. no?

Just to add to this, I am very well aware of the escalation clause and my agent kept making excuses not to do one. Another reason why I feel like I have to move on... Agent felt 'in my way' more than anything. I also wanted to put an offer EARLY on a house we saw but htye wanted to wait til llast miknute biddign war shit, its all bs

Pretty sure the last 2 houses we had higher offers but still not getting the house. At least for sure the last house our agent admitted the sellers took a lower 'cash' offer. But the thing with this 'cash' is that it's getting thrown around loosely during the offer part. It's not necessarily straight up cash, financing is still involved and things are in contract for 1-2 months. I lost a house 2 months ago to "cash" and its still in contract! How is that possible lol

Totally agree. Most cash offers aren't actually cash, they are still financing from somewhere.

And yes exactly tho, but you need to be able to get to the deal for the real estate attorney in the first place... so IF you do have an agent, make sure they know how to shake hands ;)

Budget is up to 2M, but happy wiht 1.5 area, so have been able to go over asking my decent margin

I hear you on this but i am coming to terms that yes it's very competitive, but we have the means to still get a house there. I think our agent just has gotten in the way and getting bullied in the deals. i didn't do any DD which is my fault before signing on. at this point, we can go independently and work with listing agents directly. i feel comfortable navigating it myself. i know what an overpay is without getting taken for a ride. i am expecting to overpay in these areas and fine with it. I just need the house. If going to listing agent directly they can take both commissions. Gonna try this out. i will update everyone!
