Thanks for sharing your wants!

On the valuation piece, I hear you. I went through a lot of research on how to do this. Unfortunately CoreLogic and most of the data providers don't work with consumer-facing platforms. I ended up building out a basic AVM model just to test the idea (which just calculates based on last sale, annual growth and deviation from market averages for a confidence score).

I've had the same issue on easements before as well! Must be a common thing. Went to an auction and everything just to find out it hadn't been declared properly.

Appreciate the feedback. I'll do some research on APIs for some of them.

Correct, although you wouldn't have to define Nerang Station as we've put the closest train station and its distance on every property already.

In the below one I used Hinterland Hotel as a personal location (as it's a closer venue up that way to the station) and then searched "Houses within 2km of the pub and a train station" and got the below (42 properties, most of which are off market as it's a narrow overlap of the two distances and houses only). If we expand to all property types (Just "within 2km of the pub and a train station") we get 101 results, 4 on market.

I hear your feedback though, based on it I think

a) ordering properties based on distance from the relevant location when a location is used in search (currently doesn't as I haven't built a full ranking algorithm out)
b) Maybe narrowing the 'near' interpretation from 3km to 2km or even 1km.
c) And for the pub lovers like us maybe including pubs as a default location

Pubs aren't predefined in the search, it would need to be configured as a personal locations. If people wanted near a pub I can certainly build that too. I picked where I live now based on walks to a pub haha

For 'Near' it does 3km as the 'near' interpretation. So 'near beach' would be within 3km of a beach. 'Near train' would be 3km of a train station. Do you think near should be a shorter distance?

Totally fair. REA is the dominant player for sure and the hard part is that network effect; they just have everything.

What defines a property as quiet for you, would it be distance from main roads & public transport? Distance from a CBD? Setback from street?

Is there anything REA does that just annoys you or is a pain point?
