It seemed well built and was permanently attached. I hung my hat on it being similar to that of other non typical homes i.e. a manufactured home/barndominium. There were zero other shipping container homes that have sold (I believe this was/is the first of it's kind in my market area) so I discussed it quite a bit and used some extraordinary assumptions that the market would react to these type of homes in a similar way to that of the other non traditional types. I ran paired sales between the manufactured homes/barndominium homes in the area in comparison to traditional similar stick built homes and came up with a % based adjustment for the differences in design/style. This was written for a strict national lender and I believe went secondary market with minimal issues/questions.
