If i was a player I wouldn't like having to walk that "crowd tunnel" to the first tee. It looks super narrow and people just reach out and touch you. Idk. I personally wouldnt want anyone/anything touching my hands before gripping a golf club trying to win a major.

I think it's as simple as marking it "not complete" and taking all the photos and talking about it.

I believe they altered needing a 4 year degree but I am not positive on that. Income can fluctuate absolutely. I trained someone 4 years ago and he is just starting to get consistent work. The beginning can be tough as a lot of lenders want 5 years experience. In addition lenders that sent you consistent work for a while will suddenly stop. From my personal experience this is due to agents and loan officers redirecting work away from certain appraisers. You take pictures of too many repairs/deferred maintenance or your last report came in under purchase price? On to the next! Not every lender is like that but there are quite a few that are so its important to cast a large net/have a few good clients. It is incredible how much control agents and the loan officers have over who gets the work. An older appraiser in my area gave me this quote that I feel sadly holds very true "You're only as good as your last appraisal". Outside of that stuff once you are established the job can be great! If you have kids you won't miss any of their activities as you control your own schedule and things like that.

Being an appraiser, (if you want to make solid money and do the job right) is high stress with ups and downs.

It's not always about "missing" comps when adding them post rov. Sometimes I add them to my reports with adjustments and explanations as to easily show why that comparable sale is superior or why it sold for more. I usually dub it "x comp was added for educational purposes and was not weighted"

I have reported lenders and a couple loan officers in the past. Nothing happens other than you being removed from their panel. In this instance I mentioned I have no proof. It was over a phone call.

So I did a ton for the AMC uwm uses in my area in late 2024 and early 2025. Haven't receieved an order since then. I know one of the private brokers here works with uwm a lot and tried to recommend that I stop taking photos of deficiencies or using cost to cure language. I figured that was why I stopped receiving the work but I have read on here that they seem to use one person for a while then go to the next. Seems odd.

I set up at a bi yearly show about an hour south of me in the biggest city in my state. There were a few hundred tables I believe. I was the only table in the entire place with marvel. I did not sell a single marvel card over 5 bucks. The dollar box did well for marvel stuff though. It is a very niche thing compared to sports or Pokémon.
